Is January the most popular month for Resales?

Seems like ALOT OF LISTINGS AVAILABLE..Will increase DVC prices Jan.15th have an effect on resales?

Guess the economy is driving alot of folks to sell...

Can any of the resales include developer points?

I was surprised at all the AKV contracts for sale. I think some people just don't realize how expensive this DVC thing can be. Especially when you start adding dues into the equation.

The sales can't include developer points because they are not associated with any resort.

You might see more contracts listed at higher prices. Why not try to get more if you have to pay more to Disney directly.

Not to mention the costs of actually taking the vacation---park tickets, transpotation to Florida, food, etc. etc.

Most timeshares have a small bump in resale availability about the time annual bills are mailed out---even if you pay via automatic draft, the annual reminder of just how much this thing costs convinces some people to try to sell.
 
DVC is an extravagant prepaid vacation that comes last on the list of a families requirements. Keeping a roof over you head and food on the table will always come first.

Members also have the misconception that the value of their membership should increase and that they can sell at anytime. Now the truth is here and it's a hard pill to swallow. Most sellers will take a loss and very few resales are being sold, thus the prices continue to drop. If it wasn't for DVD's ROFR, we might have a DVC depression. Even BLT and AKV sales are way below expectations. As previously mentioned, most sellers hoped to sell before their dues came due. I expect to see an increased number of defaults this year.

Because there is often a large disconnect between the resale market and the retail market. Timeshare is a very inefficient market, in that most purchasers are not terribly well-informed, and do not do sufficient due dilligence before their recission period ends.

A factor of two spread between retail and resale is not uncommon. Some systems have a factor of TEN, yet still there are impressive retail sales numbers.

Because they don't believe the slump will last forever?

Disney is selling an asset. It would be short sighted of them to "sell low" just because of a slump when they don't need the cash. As a stockholder I would find that irresponsible.

You or I might need to "fire sale" our DVC membership, but that does not mean Disney should sell it's asset low. As a matter of fact it might give them the opportunity to increase their inventory cheap for when the economy turns around and demand rebounds. (Buy low, sell high, first rule of investing!)
 
Disney can always offer bigger sales incentives if they see sales decreasing. This makes the purchaser think they are getting a great deal and increases pressure to buy now if they think the incentive might expire soon.
 
If they don't sell out AKV or BLT, they can always rent the villas out to non-members for cash.
 
I think everyone is making great points- and I especially think DVD can increase the price on AKV and BLT, but also increase the incentives and make it seem much more attractive. Most people Looooove a sale!:thumbsup2
 
I'm pretty shocked at how fast prices are falling, especially for AKV and SSR. However, I think that's a reflection of many more contracts up for sale due to the economy and that deflates the price.
 
DVD sets a price that is artificially high to create a feeling of worth and demand.

Then they offer a $5 or $7 dollar "for a limited time" or "friends and family" discount that creates a sense of urgency and a feeling that lets the buyer say "I'm special".

I remember during the last "friends and family" deal we talked to a family that actually bragged that they got special pricing that wasn't available to everyone. When we bought one of our contracts, our Guide tried to make us feel special during a friends and family promotion. I told him that I don't have any friends, so he said that he would find me a name that he could use to get us the discount. That tells me that everyone gets the discount.

Disney is real good at manipulating the DVC market.

I took advantage of this gluttony of SSR contracts and picked up a loaded resale for what I feel is a song......now Disney just has to allow it. To be honest I'm thinking of picking up another contract or two and take advantage of the prices. I don't see Disney letting them go for less than they are now. It will be interesting to see what the "new deal" will be come Jan 15.

I'm waiting for the "new deal" also 1/15. If I'm going to buy BLT, I'm going to wait until I get the best "goodie" package.

The smaller contracts seem to not only hold their value, but increase.

The 2 resales at BWV that we tried to purchase did just that. In fact, when I looked up their purchase on Orange County Records, the sellers were even going to cover 85% of their dues they had paid over the years. They practically vacationed for free for 8 years.

Of course location is also a factor. It could be due to location, we chose BWV to get off the bus, and we're going for a BLT add-on to round it out.

So if you are going to buy direct from Disney in large quantities I think having it split-up is the way to go.

I completely agree. I wish I had a few extra 12k laying around to pick up some cheap contracts.

Yep, they have a lot of drivable locations and I've been watching and boy are they cheap. I really like a few of there locations(Alexandria, drivable and I love going to DC to catch some of the major ballet companies at Kennedy Center; Sonoma, AZ is #2)

I also looked at Bluegreen pts(ended up buying a fixed week at a resort they manage 5hrs from me for $1500 total and 2 banked weeks in RCI!).
