rofr timeframe

It seems like there is a disparity in the time the rofr clear. I wonder why? Does anyone know?


I guess it depends on the amount of contracts being submitted at any one time. We bought an add-on through Timeshare Store and submitted our bid on 3/31. It was accepted and sent to Disney the same day. We passed ROFR on 4/8. It then took until 5/2 before we got the closing documents and had to send our final payment in. On 5/8 the title company notified us that closing was completed. Our add on is still not in the system with Disney. It's a waiting game, but thankfully we are not in a hurry.
 
It is amazing how slow some steps move and how fast other steps move. I am just glad they move:cool1: and that some day soon we will be on vacation trying to pull that sword out once again!!!
 
Our offer for 150 BWV pts Sep U/Y was faxed for ROFR to Disney on 5/5 and we received word this morning (5/20) that Disney accepted our offer :yay: We've been advised it will take 2-3 weeks to receive our closing documents. At least now I won't have to check my email every 15 minutes patiently waiting to hear :surfweb:

Last year we added on but did it through Disney so we received approval and points right away, it really tested our patience with this one.

Has anyone noticed if closings are Slowing Down or Moving More Quickly?:confused3 We are still waiting for our closing. :confused3

Just wanted to update that we finally got all our stuff from Disney about our add-on and our extra points are now in the system. I can honestly say I will never buy through anyone else but Disney. Nothing to do with the resale places-wonderful for our experience-but the length of time for the estoppel was just ridiculous IMO.
 
How many points did you add on? When do you think it is worth going through resales?

We added 50 points to our contract. We actually got a better price through resale than our guide would give us-even with including the closing costs that we had to pay.

Let me say this-it IS worth it to go through resale if its going to save you money AND if you don't care how long it takes for the sale to go through.

Mind you, its not the resale companies fault that the title company takes so long to process everything. That is my only complaint about resale. I think its ridiculous when it takes longer for a timeshare to have title search done than it does on a house. I also was under the misconception that because we were paying cash the deal would go that much quicker and to tell the truth it didn't matter at all-still long and drawn out IMO.
 
The more people involved in the process, the longer it takes for the sale to be completed. When you buy resale you have a Broker, Seller, Disney, Escrow, Seller, Disney, Escrow, and a Title Company. Each step requires that the prior step be completed without error. Disney isn't motivated to process the transaction in a timely fashion because there isn't any money to be made due to the ownership changing.

On a new purchase, there is money to be made so the process moves quickly.
 
My resale went to Disney for ROFR on May 6th, it's now June 1st so I'm at 27 days and nothing yet, I guess I'll hear in the next 3 days :)

Do you think there is any chance of me being able to use these points for a trip August 8th? I guess there is still escrow and estoppel and ???? (presuming the next 3 days brings good news, and not bad!) and I don't know how long the rest of it will take. I have a package booked through general reservations, and that has to be cancelled by June 24th for me not to lose any money on it. Any chance?????

I was hoping ROFR was going to go quickly, but alas, not to be.....hopefully the rest will be fast...
 
Have you called for an update on your contract? That seems like a really long time for Disney. Only rarely have I seen one take that long to go thru ROFR. I would call tomorrow, if you haven't.

We did a resale recently. Ours took less than a week for ROFR-that was the first week of April. Our closing papers were done around May 6th and we didn't get into the system with our new points until a few days ago. Estoppel takes a LONG time. I definitely would not rely on having your resale completed in time for June 24th. Definitely call up your resale agent and inquire about where you are in the process. It could be possible that you passed ROFR already and they just failed to notify you (although they should have). You might get lucky and already be in estoppel and not even realize your closing is coming up.

Call your broker and find out what's going on.
 
At this stage you are probably working with a escrow company. The title company will issue you a title policy a month or two after you close. Here is a idea on your time line:

You send back your check and documents and hope that the seller sends back their documents which sometimes takes awhile.

The escrow company should check with Disney to verify that nothing has changed with the sellers account.

The escrow company sends the required documents to Disney.

Disney creates a new account for you, you can see it on-line, points will be blank.

Disney enters your points into their system, you will see them on-line.

As soon as you see your points you can make reservations.

I have seen the above take from 10 days to three weeks depending if escrow has received the closing documents from the seller and if there are no problems with the sellers account with Disney.

OK - so how do you know when Disney has created the account, and how will we know how to access our info on-line? We are sending in closing docs and the BIG check today - I am guessing 10-14 days before we can make our first ressie?
