That must have felt great!

Now is definitely the time to buy. They usually start ramping up ROFR in the next quarter, and contracts start moving faster as people aren't off enjoying summer and vacations anymore. The amount they buy back is still very, very low, but it tends to push prices a bit upwards, along with the contracts selling faster as well.

So Disney tends to buy more back in the fall/winter?
 
Made an offer just today on a small contract at Wilderness Lodge and my documents are already off to Disney for ROFR. Ahh!! We are really hopeful to become new DVC members soon!!

Congratulations-that seems like a pretty good deal these days for BWV :)

In my limited and completely unprofessional/ anectodally-based opinion, yes ;). You can see the fall ROFR thread from last year and the fairly substantial ROFR activity difference between that and the summer ones. This summer seems to be much the same, so I would expect the same.

That being said, they really only buy back like 2-4% at the most anyway, and certain resorts they won't even touch, so I wouldn't buy now just to avoid buying in the fall, if that makes sense? I was more pointing out how many contracts there are right now that are loaded AND sellers are covering MF for existing points...something we certainly didn't see in the spring.

Thanks...we are waiting to hear on a loaded contract with the seller paying the MF. Though nervous because Disney took one with the same terms.

They took my 150 point SSR contract with the seller paying the 2016 MF last Monday. I also belong to a couple FB groups and saw a couple smallet contracts with seller paying MF being taken recently.

Disney seems to prefer contracts with avail points vs stripped (since they can't sell a stripped contract). Disney sees the contract in its entirety so I'm sure the price per point as well as who pays closing costs and MF on avail points is considered (because Disney gets that same deal if they step in as the buyer). That being said if you follow ROFR activity you will see anomalies where they will take a contract but let a better deal pass. They don't simply buys tons of contracts to just sit on and wait for a direct buyer (their main focus is selling their new resort not "sold out" ones). They use their wait lists to help determine what to buy back. So unfortunately we never know as resale buyers what particular resort/UY/contract size Disney may need at any given time.
