If Disney buys contracts to satisfy those wanting to buy sold out resorts direct...I always wondered why they just didn't put offers in on contracts themselves, rather than take them from others in RoFR.

Because they don't have to. Why monitor all of the resale websites when they can just wait for a contract to come to ROFR and then exercise their rights if DVD wants the contract.

It's their policy not to buy back contracts directly from sellers. I can think of two reasons.

First, there's usually some back and forth negotiation to get the price down. Why get involved with that? It would just fester more bad feelings about DVD if they try and knock off a few bucks from an offering price. (Big multi-million dollar company trying to get a few hundred bucks off of a seller who's fallen upon hard times doesn't look good.) Besides, why spend the time when they can just sit back and let potential buyers do all that work and then just swoop in at the last minute?

Second, if the seller can't make a deal and defaults, they'll usually buy it back at foreclosure for pennies on the dollar. That's their BEST deal.

He he he. We actually just want to rent out all of the 2000+ points and cover our MF for the next two years...we aren't keeping these two whopper contracts, that would be crazy on top of what we already have!

In a perfect universe where my money tree was flourishing, of course we would keep these, happily...

Oh, and of course the Beach Club points are spoken for because I am supposed to transfer them for free in perpetuity to @ScubaCat .

Passed ROFR today. Was submitted on July 16
Deb123-$100-$10,630-BCV-March-0/16, 0/17, 100/18-seller to give credit at closing for '17 maint fees


We have a delayed closing of Oct 3. I had another contract at BWV (100 pts at $100/pt) fall through last month. Passed ROFR in April. All money sent in. The sellers then went MIA, just went silent and never returned their closing docs. After the required time on that contract I canceled (obviously, lol) and submitted the accepted offer at BCV. Hoping it's all smooth sailing on this one!
