Well, I have successfully rented and now I've had my first cancellation. It is more than 30 days, so these points are rentable still? I am so disappointed that this isn't working out as we have used all of our future points to book a Disney Cruise this spring so unless I can find someone to take all the points, I'm out. Sorry for the rambling... my question is how often have you had a renter cancel out on you? I am so ready to sell our whole contract.

What does your contract with the renter say? Many members have a no refund policy or will only refund if they can find another renter.
 
I used a standard contract I found somewhere. It stated that less than 30 days, it may not be refundable. They did give me almost 60 days notice. It was a medical procedure that forced them to back out. I just feel rotten that I have to go through the rental process again.
 
That's a bummer. I hope you can get them rented again. Did you have a rental contract with the person?

Also, even though the points may still be rentable, it could be difficult to find the type of room/dates someone else may want/need, depending on when the points need to be used by.

I have rented points a few times and have always been made aware that if I cancel, there is no refund of money *unless* the owner is willing and/or able to find someone else to rent the points/reservation.

I'm sure it is very frustrating though. Sorry you're going through that.

If you rent again, I'd sure change that wording!

There are three dates which are critical in every rental. One is obviously the 31-day date, after which points go into holding and may be useless. The other is obviously the date of checkin, at which all points for the reservation are forfeited, whether the renter shows up or not.

The third - often forgotten - is your banking deadline. Regardless of how far out a renter cancels, if they cancel after your banking deadline, you are in deep doo-doo.

I'd be sure my contract protected me from both the 31-day and banking deadline dates. (Actually, I wouldn't rent except 100% non-cancellable...but that's just my personal feeling.)
 
Yeah, as Jim said your contract needs to reflect your situation.
If you're past your banking deadline you need to say no refunds, or no refund unless you are able to find another renter.

Sorry the rental didn't work, but post them again. You never know who needs some.
Seems like if you rent it for really cheap there's always someone who'll take them... if it ever comes to that.

Or maybe sign up with David and see if he can find someone to use your points.

I have rented ponits before and I find that if need to rent 200 points I will get about 10 emails from people looking for points, then only 3 will respond with the information I need to make the reservation, then I will do first come, first serve and typically I will make and cancel 2 reservations before I find a renter who keeps it.

I rented out many times, and have had a few cancellations. Obviously, most of them are in some difficult situation or they wouldn't cancel. It sure is a hassle to rent it out again, especially given all the DVC restrictions (like 31-day and banking window). So I charge a small percentage as cancellation fee to give myself some relief, and at the same time discourage renters from cancelling unless they have a true need. But I do want to allow cancellations to give renters the peace of mind. Plus I like to help to the extent that I can.
 
This is so unfortunate.
When I rent out my points, I usually
have a phone conversation with the
potential renter so I have a good
feeling about the transaction.
So far, in all the years I have been
renting, I have never had a cancellation.
This is probably just one unfortunate
incident so please do not be discouraged.

You haven't mentioned if you are past your banking deadline (but I assume you are), but if you aren't you can certainly bank them into next year and maybe do a few days before/after your cruise. Or you could put them into RCI and book something further out (I think someone mentioned you have a year after putting them in?). So there are options other than finding another renter.

First, it's none of my business how you rent. But I can't stop my hands from typing regardless. :laughing:;)

On your bolded words - Listen, I annoy the heck out of my friends because I often think the best of everyone. But I know, 100% that *some* renters would lie or at the least exagerate to get the outcome they desire. Unfortunately, the lack of face to face transactions makes some people not choose respectful outcomes.

In the very few instances that I've rented (non-DVC) timeshares, I've asked for full payment up front, with no refunds for any reason. If someone can't go, it's not my problem, and I don't want to try to re-rent it. My time has value too.

I'm sure that some choose not to rent from me because of this. That's okay too.
 
These were already banked points. I only rent out banked points that we find we cannot use. Thanks for the advice on rewording the contract. We did include the 31-day window and check in date clauses, but did not think to have a non-refundable for any reason clause. If someone has a contract they would like to share with me, please pm me and I will give you my email address.

Never mind my request for contracts. I found the thread with effective contracts! Now to start reading and revising.

Your best bet would be to post these at a discounted rate less than the going rate of $11. You could also try one of those services that arranges rentals - I think one advertises here.
 
People renting a vacation home and/or DVC points might consider travel insurance.

Owners renting DVC points might want to suggest the renter at least consider travel insurance.

The times I rented full payment was due before the banking deadline.
