Renter backed out

I just wanted to add that if the vacation was 60 days out, was it during December? I would post the reservation for rent bc those December dates are HARD to come by in DVC, so maybe someone would be willing to take the reservation. Doesn't hurt to try! When do you lose the points (month do you have until you lose them since they are banked?)

That was going to be my suggestion as well. Since it looks like the reservation is during a very desirable time frame, I'd try to rent the reservation as is.

Just remember that we do not allow existing DVC reservations to be offered through the DIS until you are 30 days or less before the check-in date.

I have rented out points several times. I have never used a contract. My past renters are my references.
I don't require any payment until the renter has the official confirmation in his hand. At that time I request full payment. I don't offer refunds. It has never been a problem, and I have never had a cancellation. Perhaps I have been lucky. A certain amount of trust is required on both sides of the transaction.

Details of possible rentals can't be posted here -- if they are, the mods will delete the details. That kind of information may only be posted on the Rent/Trade board, which is the appropriate place for rental offers. If you look over there, you'll find plenty of owners offering points for rent.

People renting a vacation home and/or DVC points might consider travel insurance.

Owners renting DVC points might want to suggest the renter at least consider travel insurance.

The times I rented full payment was due before the banking deadline.

To me, this is the key.

Op - Make sure that any future renters understand that the reservation is non-refundable and that they should consider travel insurance if that is a concern. If a renter has a contract that says the reservation is not refundable, he/she will be able to get travel insurance.

It is amazing to me that people are willing to make reservations when the money is non-refundable! However, can you really get travel insurance when you are booking through a individual and not through a corporation? Can you name a company that would do this?

Yes. TravelGuard -- the same company that writes the DVC insurance -- will write trip insurance for DVC rentals that will pay for just about any non-reimbursed loss due to a cancellation for covered causes. They are very familiar with DVC, so they're easy to deal with.

The key thing for anyone using travel insurance is to know what they will pay and what they won't -- and also what types of situations are NOT covered.

For example, there is another current thread where the guest became pregnant and is now due on her check-in day. Obviously she's not going, but her travel insurance won't pay because pregnancy is not a covered cause. (I've never seen a travel insurance policy that would cover pregnancy.) You have to understand what you're buying...or not.

Actually, a written contract that clearly spells out that a rental is non-refundable is probably the best thing you can have if you're getting trip insurance. That way there is no question about reimbursement. Contracts that have all sorts of maybe's and hopefully's and "we'll work with you's" in them really weaken the renter's position with the insurance company.

The vast majority of vacation rentals are 100% non-refundable -- try renting a ski condo with a cancellation clause!

Thanks for the information, Jim MIA! We usually book with large hotel chains ...for ski trips (in the past) and for other vacations. We always do get travel insurance for cruises, but even with them, I think you have to cancel pretty late in the game to lose all of your money.

I never knew that "no money refunding" was so common in vacation travel.

Yep it's very common, even large hotel chains such as Westin now offer a prepay discounted rate that is not refundable.

The bargain to many outweighs the risk.

Indeed. Hotwire and Priceline offers rock bottom rates, but do not allow cancellations. The one time I obtained a cancellation through Hotwire was because they recently downgraded the star rating on a hotel I had booked.

That's one of the reasons why I've become a big fan of lastminutetravel.com. It's another opaque site with some decent deals and a good cancellation policy.

Good evening. This thread has been heavily pruned. Despite prior warnings to keep rental details off the boards, this thread has continued to veer towards a post which may be construed as offering a rental. Therefore, this topic is now being closed.

Offerings of rental reservations may only be made on our DVC Rent/Trade Board (subject to posting rules there) within 30 days of arrival. Thanks all.
