Rejected Offers Thread

This is highly unprofessional. Regardless of what your offer is a response should be given. It doesn't take more than than 1 minute to respond with a "the seller has declined"
I take strong note of how the broker treats me as a buyer. Eventually, I'm likely to sell and every agent / broker who treated me well or poorly is remembered - if for no other reason, because that's how they'll be treating my prospective buyers.

Agree

Giant copper creek, offered $80 per point due to size and impact on value, offered presented, expected a counter, seller refused to counter, been on the market over a week so figured may be time for them to negotiate some, I guess not. Someone will have to pay 2025 dues at closing as well at this point. A ton of cash for someone to come up with takes out 99% plus of all buyers.

That albatross will sit like a rock until the seller comes to reality.

I wish I could afford that one!

Honestly, Disney should warn people before buying single contracts bigger than about 300 points (or maybe they do? I’ve never tried to buy more than 200 points at once.)
Agreed. I mentioned once before that somebody posted on social media about buying a 1000 point contract at VDH. Ouch! Her guide did her a disservice if they didn’t discuss breaking those points up.

My guess is they are very very careful about giving buyers advice on how to purchase, especially since breaking up costs more money and they don’t want to discuss resale value in a way that could be misconstrued by a buyer

Could always discuss it under the umbrella of future gifting/inheritance etc. But I get the idea of not wanting to redirect someone who wants to do something, especially when the Guides don't represent the buyer.

When we bought, way back in the olden days, I think it was our guide who suggested breaking up our 300 points into two contracts to make it easier for our two kids to inherit. But that was many years ago, when DVD paid all closing costs, and resale wasn’t the concern it is today with many buyers.

imagine the guide says "you know what you could do, you could buy 5 200 pt contracts instead of one 1000 pt contract" and the buyer says "oh - maybe i'll just take one 200 pt contract today" lol

Exactly. You have to be a very experienced and confident guide who is already having a good sales qtr to pump the breaks on an emotional buy decision.

Our guide, eons ago, recommended we split into three contracts. We did but I wish we had made the three contracts equal because we have three kids. She did not suggest equal and I did not know any better at the time.

Resort - BLT
Contract Size - 85 points
Asking Price $130
Offer - $115
Seller pays closing

Rejected after 2 days with no counter.
I noticed today the board sponsor is now only offering $15/pt to rent BLT points 7-11mo in advance. That suggests there isn’t as much demand for it as a rental right now … I wonder if we’ll see BLT go even lower.

I haven’t registered so I can’t see what they are offering. What do they have for CCV and Aulani? I was told a couple months back CCV and Aulani were $16pp 7-11 month window.
