  • DISboards has a buyer-leaning audience, compounded with the ROFR threads serving as a feedback loop on what a 'good deal' is
    • General pop does not have this, or even much resources on benchmarking negotiatons
  • DISboards members who agree to above-average deals might not post it on ROFR thread

(not me rationalizing potentially agreeing to a price above DISboards' average because my UY is barren, no sir)

They are and they look for deals and value and there is nothing wrong with that at all but there are also points for sale by owners who are not in financial hardship and want a reasonable value. I recently had a contract for sale. It was a loaded contract from a resort with a lot of interest and low inventory. I received a low ball offer and declined it and declined to counter as they were offering a price where stripped contracts sold.

In the meantime I got a very fair offer and sold it. Again it really depends on your wants and needs.
 

I think sellers of stripped contracts seem to often overvalue their contracts.
Often because they have been able to get away with it. Someone may eventually buy it, but it’s not likely that someone will be an active participant on these boards.

I also think/suspect that sometimes the stripped sellers are the brokers themselves (or know how to make a decent profit renting) so they aren’t in a rush to sell….whereas the people with loaded contracts are probably less willing to become for profit owners.

How low is TOO low on a stripped contract ???
I just saw a posting for BLT at $149/PP - but no points until 2026, and settlement deferred until April of 2025......
I just made a LOWBALL offer that I will disclose once I get a response.
(Maybe I will get scolded by the broker) ??? :D

Looking current and prior ROFR threads, it looks like the majority of contracts for BLT are in the $115-$130 PP range, with a few higher and lower. The lowest I saw was $107 PP on a 160 pt contract that had only 6 points left for 2024, and then was full for 2025 and 2026. As long as you’re somewhere in that neighborhood I wouldn’t consider it too low, but I’m pretty new here 😂.
 
I need to stay off these threads lol. Just made an offer which was going to be about $5 per point below fair price, but about $20 below asking - but it went to Sale Pending before the Broker received it (had been on the market almost a month, just shows they Do sell after a month of sitting). Won't bother with the numbers since I have no idea if they would have accepted or rejected ;)

I am guilty. I paid $145 for BWV and as much as I am glad to own the small contract it wasn’t worth that much, but that is exactly why people start high, you never know when someone will just say what the heck. ;)

I think I am on the aggressive end of people here, but I think as long as you’re within 10% of the lowest price on the ROFR thread (and prepared to be ghosted or scolded) it’s a fair offer. Some sellers will list high and hope to hold out for a uneducated or motivated buyer, and some buyers will keep offering “lowball” bids and until they find a seller who wants or needs to unload a contract ASAP. I don’t think we should apply moral judgment to either as long as they are polite in the process.

Sounds right to me, I’d say on the lower end for a stripped contract, however, if inventory has dried up since the lower numbers were recorded (I haven’t been tracking BLT but I hear that available contracts have shrunken as a whole), then you may need to start offering more.

Absolutely nothing to be guilty about. If I ever have to part with my precious BCV contract, I’d want it to go to someone who loves it enough to pay an extra $10/pp. 😋

I just received a courteous and professional rejection - (no scolding)😀
It was listed at $149, and I offered $110
There were 0 Points until 2026, and closing deferred until April of 2025. ( not super appealing)
There was no counter offer from the seller.
I think I will sit tight for awhile and see if it’s still there in a few days….

This was a small contract, but it was stripped. No 2024 points. Very little 2025 points. The broker seemed to agree that my offer was fair and encouraged the seller to counter. At least that is what I was told.
I went and found the contract before I made my initial comment on your offer. Your offer was very fair and if the seller comes crawling back you should offer a lower number.
