Question about DVC dues...

I am closing on a resale contract at the beginning of February.

I have a December use year.

The dues I begin paying in February will be the dues on my 2005 points (coming to me in December) correct?

I am eagerly anticipating becoming a DVC member and trying to learn all I can.

Your dues will run for the calendar year regardless of the use year. Most likely you will be paying all of the 2005 dues. The closing papers will state who is responsible for the 2005 dues.

Dues actually have nothing to do with Use Year- they are annual dues.

Many will characterize the dues for a Dec. Use Year as 11 months 2004 UY and 1 month 2005 UY, but it doesn't really matter since they are due by January 15 (and are considered past due on February 15).

When purchasing thru DVC, dues are prorated based on the date of purchase- so someone purchasing on October 1 with a February Use Year would have gotten points from that Use Year, would pay only 3 months dues and would get another allotment of points on February 1. With a resale purchase, dues must be current for closing to go thru.

In this case, you'll get any remaining 2004 UY points and will get your allotment of points on Dec. 1, 2005.

My understanding is that Disney requires dues to be paid prior to any sale. If you are closing in February, it is very possible that the seller will have had to pay 2005 dues in total before the sale. (You may be re imbursing the seller for that as part of the deal as it is negotiatble).

In any event, I don't think you will begin paying dues directly to Disney until January, 2006. I could certainly be mistaken - it may be that if the seller was paying monthly, he/she only has to have the dues paid for the month prior to closing. You might want to check with the broker to be sure.
