PVB Tower Charts, Sales Date and more!!!

We own a good chunk at CCV (600) plus 200 at RIV and VGF. The debate was adding 200 at BWV for a few quick weekends just the 2 of us or wait for the Tower? DH loves the tower, so we wait. Now the debate shifts to how many points. Our first DVC purchase was those 600 CCV points and I think we are looking at another 400-600 on this one as well. Maybe let go of the VGF? How many MK resorts do we need?

This shouldn't keep me up all night.

So I never even considered buying prior to today but then I saw that and was like “hmmm, I mean I could probably buy 25 points and my husband wouldn’t even notice, such a teeny tiny little splurge.” But yeah, it gets you like one night a year so I’ll probably be able to resist.
I am thinking that a small 25 or 50 point Poly direct even at $225 may not lose much value. Possibly a better deal than RIV direct. Assuming it goes back to higher than $250 once sold out.
This is how I started talking myself into a small contract…but I think Poly2 will take a few years to sell out. I don’t think any resale contracts are going to be above $200 at Poly for several years…maybe if you have a prime fixed week you could do a bit better, but then it’s not a tiny contract.

Pretty sure these will come back down to the $140s once sales open for the tower.
I agree with you on greedy sellers, but also I am not certain they will start slashing prices now. Some of them who want/need to sell probably will drop into the $170s or lower (if I was looking to sell PVB this year I’d cut to $170 and try to sell above $160 immediately), but others might be more opportunistic, only willing to part with PVB at all if they could get at least $180/190/200 whatever number they penciled out in their heads.
If you are one who is looking at Poly chart and then looking at BLT chart and see how much cheaper it is for your 1br and 2br units (heck you can get a 2br for the cost of a 1br at BLT vs PIT a lot of times depending on room cat), you might wanna get moving on getting a BLT resale. …If we had some spare funds I'd be looking to get some points at BLT right now.
My thoughts exactly. I think BLT is probably going to get a bounce as some people “waiting for Poly” decide that they’re willing to take 90% of the Disney magic for 60-75% of the DVC points (and a more convenient location for MK). If incentives are mediocre then it could actually trend up quickly. If I didn’t have more WDW points than I needed already, I probably would have bought BLT points this summer.
Given how expensive the points charts are for 1 BR’s and 2 BR’s, and how Disney stil has a minimum buy in of 150 points, I almost guarantee you that the studios (and thus the 2 bedrooms) are going to book up lightning fast. I wouldn’t buy here expecting to get the 2 br lockoffs with any frequency.
This is exactly what I expect to happen. People will buy thinking they have enough points for a standard view or maybe preferred view, only to realize those options go very, very quickly, and they either have to stay in longhouses or take much shorter trips with TPV. I would expect the standard view rooms to require walking and stalking to even start a walk for much of the year, especially during the next year or two when you’re competing with commercial renters trying to extract profit from the new tower smell.
Imagine what the "renters" will charge 😱 😰🤯
This is partly which I expected such a high point chart for TPV rooms (am I the only Disboards poster who expected TPV to be even higher?)— Disney knows renters have been cannibalizing its Deluxe hotel bookings and putting downward pressure on what they can charge at premier properties. They don’t want people to be able to rent a theme park view 1 bedroom under $1000 a night for a big profit— requiring more points will mean a renter needs to charge more.
 
Its hard to predict rental patterns, but with the HUGE increase in points for PIT 1 and 2 bedrooms, and the expected rental rates at $20-25pp, I am not sure renting points is any better than simply renting the same unit from Disney and get all the perks and benefits of renting direct such as using a credit card and being able to cancel a few days before the trip.

Even if you could rent points for PIT at $18pp, it is still pretty expensive for 1-2 bedrooms. But tower studios and the duo studios will be very popular and sell out fast.
 
1 bedroom weekly rate for Jan 1-31 range

PIT = 250 (standard), 306 (preferred), 343 (theme park)

VGF = 268 (standard), 317 (lake)
RIV = 248 (standard), 305 (preferred)
BLT = 210 (standard), 241 (lake), 287 (theme park)
SSR = 178 (Standard), 208 (preferred)
OKW = 167

I think OKW and BLT standard are fantastic bargains
I think PIT theme park is way overpriced
I think BLT theme park is not worth the premium over lake
VGF is still the premiere DVC resort and has a slight premium to stay there vs PIT

I have to wonder with the $250 PIT price and the HIGH points, I wonder if newbie buyers there will eventually gravitate to other less expensive locations once the newness wears off.

Depends what you mean by "may not lose a lot of value". Will you be ok with it if the resale prices for small contracts were in the $160s?

There was a 50-point contract in my use year with no 2024 points and full 2025 points sitting out there for a couple of months in the mid-$160s (firm) and it got taken earlier today, probably just a few hours after this announcement. $60/point difference is a pretty big premium to pay just for the ability to use those 50 points at Riviera and CFW. Apparently, I wasn't the only one thinking that...

I do think you're right that it's a better deal than Riviera direct. But that's not even under consideration for us since resale restrictions on direct sales are a deal breaker. I wish they made Poly direct vs. resale an easier choice, like they did with VGF last summer. We'll see what the incentives are in October and 6 or 12 months from now - I'm not in a rush to buy resale or direct here unless it's an easy decision on the direct front. Maybe they can convince me otherwise on the August member cruise if I have a few drinks before I stop by...

I’ve had similar thoughts today on buying 25 points, just for myself for a duo studio two days in the slow season. 🤣 I figured I’d just gaslight my husband into believing we always had them. But then there’s that darn Orange County Comptroller’s record of my purchase. I’d need a cheap land trust to hide my tracks 🧐 too much work

I think we could be good friends. If we each buy 25 points and travel together, that’s like TWO nights in a studio each year. 🤣

Some issues I have:
Points Chart - Worse than VGF (which I had assumed to be the case)
Lock off Units meaning if I want a 2 BR, no guarantee
Don’t personally have a big love of the Poly - much prefer VGF for the grandeur and BLT for the proximity…

But… might consider adding on anyways! We shall see!

Direct purchases if purchased after your banking deadline are generally still bankable but you will have to call MS as soon as the points hit your account.

Such a silly question... Um how about all of them? :)

On a more serious note I would not be letting go of VGF as it has the lowest dues of the MK area. As we know dues really only go up for the most part.

As to how many points to add? For me that is going to come down to the incentives and how many points we need.

Looking at the point charts we need a minimum of 352 but points can shift or our SB can switch to Easter week so I'm looking at 400 points for a little wiggle room if I can't get a standard 1 BR as that way I wouldn't have to borrow as much. Wait who are we kidding they will all be borrowed no matter what :rotfl2:

The week preceding Easter being as high as Christmas Eve to NYE always seems excessive to me.

I feel bad for anyone with April birthdays. As a March birthday if I wanted to do a birthday trip it’s peak spring break, and that’s bad enough!

We bought VGC direct at the well past our banking deadline - our guide contacted MS for us and the points hit our account and were banked same day for us.
