I've been watching the Resales sites the last 2 months (looking for 100p contract for AK, or SSR)
and noticed prices per point are MUCH higher(upper 80s) , then what's being reported on the ROFR list.. :confused:

I do understand the asking price can be negotiated, but high 80s down to 69-70 a point? Can this really be happening :confused: if so please let me in on the secret!!!

Also personally & from other post I've read , buyers are finding sellers are becoming less negotiable on smaller contracts.. And in some cases brokers being condescending about putting in lower offers..

Is anyone else seeing prices going up?
 
I think actual prices went up during the second half of last year. I think sellers are trying to continue that trend, but I don't think actual sales are following. Yes, prices are higher than this time last year, but you should be able to negotiate a deal similar to what you see in the rofr thread.
 
Sellers can ask whatever they wish. The rofr thread is a small sample of what people are actually paying. There are a few contributors here who have a much better grasp, by reviewing the contracts as they get posted on the county database. But the rofr thread is a good indication at least of what DVC will and won't allow to change hands on the resale market.

Bottom line, offer what you're comfortable paying, and if the seller says "no," move on to the next one. If you're in a hurry, offer full asking, remember what you're saving over purchasing retail, and be content.

4 contracts the seller wouldn't budge (High 80s) ,
2 (lower 80s) sold for full price before the seller could even look at my offer..
And tonight seller pull the contract down rather then make a counter offer :confused: (offered 83 a point) thought it was more than fair...

Am I doing something wrong?

It's hard to say what's fair without knowing the resort. I can say that the two contracts where my offers have been accepted were around $12/point less than asking price. I've had other offers closer to asking price rejected, and one where someone beat me out will a full price offer. There isn't always rhyme or reason to seller behavior.

Nothing wrong just accept it will take time and keep going. Someone will bite eventually. We bought VGC last year and I knew going in it wouldn't be an overnight process. I looked every day until the day I found the contract I wanted and I offered close to asking knowing if I pushed it too hard I'd lose it. Still got it for $5 under listing. We decided to buy in October and finally got. Our points in May. Ok AKV should be easier than VGC but it will take time and energy
 
We bought 100 AKV points about a year ago...for $66pp. But I know prices have gone up since then. I'd keep at it, you should be able to get them for $77-82pp (but you may not get closing costs and MF covered). I would think. Maybe try for the one at Fidelity listed for $84pp. Or you could switch resorts. The thing about AKV is that many of the sellers paid way more than $70s and $80s for their points so I guess they have trouble letting them go for that.
 
One thing to keep in mind for any real estate transaction the data you have is old. The prices paid were negotiated months before the sale actually closed with the title company and reported to the county websites. It is difficult to figure out the current trading prices. Real Estate always lags behind everything else.

Your best bet is talking with the brokers as they are involved with current negotiations.

Honestly Disney is constantly raising the bar on prices and the timeshares keep selling. I kick myself now for not buying VGF when it was first offered - the price seemed ridiculous to me... Now it seems like a deal!

We would have gone up in price, but started off lower for negotiating room.. But instead they pulled the add!.. :-(
I haven't even gotten to ROFR yet...

Well I called the broker..
We are putting in one last offer, before the they pull the add at noon..
We ask $1 per point more then the last counteroffer they gave to someone else..
If they don't take it, I may take it personally!
We are only going this high b/c it's the PERFECT contract.. UY, resort, point total, everything..

I must say at least this broker is VERY very nice and understanding..
She thought for sure they would have at least countered the last time, but is more then willing to use her time to make one last offer..
Makes rejection a little easier I guess..
 
As difficult as this is, try to keep your emotions out of it. This is a business transaction and if you dont get a contract now you can always rent until the right one comes along.

I often wonder if sellers browse these forums as well, noticing the interest in their properties and negotiating accordingly. If your seller knew how much you wanted this contract, they may hard-ball you for a higher price. Of course they may not know if it's really theirs you are talking about.

I don't mean to get you nervous, I just sometimes wonder the consequences when a buyer "shows their hand" in these forums. I would prefer to think if a seller is a member here they will lean more toward the generous side as many people here are usually friendly and accommodating.

We feel even if it's high end for AKL it worth it, for the right UY, point amount..

Are you saying the seller is pulling their listing? If so, why would you make an offer? They are probably debating whether or not to sell. You run the risk of them pulling out after ROFR and before closing!

There are SO many contracts out there, unlike 18 months ago. Another one is just around the corner. If you want a lower price, you really need to work for it. Good luck!

You don't know the full reasons why they are pulling the add, they might be unsure about selling. They might have changed their minds. We tried to sell a house once and when I went to out it on the market found I couldn't sell it I just wasn't ready. Sold it 4 years later. The trick is not to get hung up on one contract. Another one will come along in the right UY etc. they always do

I chased away 2 HHI contracts before I got mine. I actually think the one I ended up with may have been one of them but if so, they ended up accepting my first offer and it was lower than what I had previously gone up to. I know it can be frustrating but don't worry, you'll get your contract.
 
How do you access OCC DVC Data, I am interested in seeing the sales for 2013 for Vero Beach and ROFRs. Thanks!
