Poly resale now vs waiting for Poly2

I don’t think DVD believes there is a bungalow problem. Others do.

Even if they are allowed to reallocate across the whole resort…some believe they can’t…I dont think they see that as necessary.

The association decision…which I think is decided…was based on whether they want a new resort with restrictions or not.

No, they have not said a word,,,but I think at this point they know what it’s going to be and have chosen not to share.

I am leaning heavily we will learn it soon…either at the DVC meeting in a few weeks…or when they file the new amendments to the resorts POS and multi site POS that is done every year with updated budget info.

I think based on what we have (and have not) learned, it's more likely to be the same association (I believe @Sandisw disagrees), however in the last six months I've gone from hoping it will be the same association to actively wanting it to be a separate association so I can get PVB cheaper... so I'll be happy to be wrong if I am wrong. :)

In my opinion, the worst case scenario for PVB is if they make the tower the same association but with an even more aggressive price chart, which will push a lot of people who originally bought for the tower into the longhouses when they realize how few nights they can actually stay in a tower 1/2 bedroom. @Sandisw -- if they add the tower to the existing resort, can they materially raise the points for the longhouses as well as some sort of "rebalancing"? If so, that would be the even worse case scenario, I guess.

However, they can only add new points for sale assigned to the new tower. So, any attempt at rebalancing…if it is allowed…would most likely impact how many new points they sell which is why I have a hard time believing, even if they make it part of PVB, thst we will see that.

Since the resort doesn’t have any of those larger units, they have options for creating the point chart for it.

It’s another reason I lean new because all rooms sizes will be different.

You mean because studio vs studio wont be apples to apples?
Can it be like “tower studio” instead of deluxe studio?

At VGF they have “resort studios” (centrally located converted hotel rooms) and “deluxe studios” (the original studios off in the DVC wing)—though the point charts for standard view are pretty close from the times I’ve looked when both are available.

Tower studio is already a type of room so they would have to think of something different.

But yes, they will have to create a different name if they are not the same set up.

If it’s its own association, those issues don’t exist.
 
At VGF they have “resort studios” (centrally located converted hotel rooms) and “deluxe studios” (the original studios off in the DVC wing)—though the point charts for standard view are pretty close from the times I’ve looked when both are available.

SV and Lake/Lagoon view are the same points whether it’s a deluxe studio or a resort studio, even though they are different set ups.

For the tower, it appears they have duos, as well as regular studios…so, regardless, I think you will see new names for each so people know what they are booking.

They didn’t need to do that with VGF because all the resort studios are in BPK.
 
I’m pretty sure the GFV Resort Studios are the exact same points as the Deluxe Studios, and the lake view are too. The only difference are the theme park view studios which don’t exist in the oriiginal building.
I think so too but didn’t want to say exactly because I’ve only tried to book on a few days here and there.

My assumption is that a huge fraction of rooms in Poly Tower will have a “Theme Park View” with commensurate point charts.

Bungalow points look fine enough that shifting some into the tower makes no sense for DVC with no cents on sale of those points.

Poly resale was a major contender. We made a few offers then ended up going VGF direct during a sale. Our thoughts on same or different association was fine either way. PVB studios alone are great for us. Tower access would be a bonus. Even if separate asst’n, we’d probably enjoy the close proximity for a meal or other possible cool offering.

We’re still entertaining Poly as an add-on. Once direct sales come active again I imagine our resale price ceiling won’t move regardless of same/different association. $150pp is max; $135 is highly motivational. Whether Poly2 direct is attractive will come down to the finished resort, contract terms and price incentives.

Value depends on personal goals. While interested we don’t need more points And will only buy if it’s looking sweet.

I regretted not buying mid-2020 when a few Poly were going through at $120. In hindsight those points would’ve been put good use. We’d prefer 75-100pts Poly and $130 would be very hard to resist! Can’t wait to see Poly2.
