Late spring 2025 incentives (April 29-July 14)

If Poly could muster 20% off their $225pp getting it in the $180s, for sure I’d pull the trigger!
I mean, it is already close to that---if (a) you assume that MB is an "incentive" rather than just renting your points for $20 after taxes, and (b) you buy enough points. At the top of the range (500+ points), the incentive is $14pp, throw in MB and you are at $191.

Personally, I don't view MB as an incentive, but it is a way to rent the points at a decent return. You could do better; you could do worse. YMMV.


Nevermind, that's all wrong. I had the wrong base price. You can get RIV down to that at only 250 points though. $209 with incentives, plus net another $20 for the first year's points: $189.
 
At 200 points it’s $28pp… add some magical beginnings at $20pp… That’s $187pp…..

I get that resale is really cheap…. but if you also want access to VDH @ 7m and some of the discounts of DVC-Y….
Except for studios (and maybe GVs, I’ve never checked), at $187 the savings vs cash are pretty small to entirely non-existent if you account for time value of money. Certainly not enough to justify a large cash outlay and take on future dues risk on beachfront property in the middle of the pacific ocean.

It’s not the resale comparison, it’s the absolute value that has me totally out on a direct Aulani purchase.

This was my hope. After some CC points I could get it to be in a similar range of resale without the hassle or restriction on the points.

Cash rates at Aulani are insanely high. TBH I could never pay the cash rate to stay there. The point to cash rate when I checked my 1 bed and studio was much more at aulani than most other resorts. It was like $32 per point where as some WDW resorts were more like $24

Yeah the studios are pretty much always between $31 and $34 at Aulani.

It’s the larger rooms that are the issue.

A 2BD OV during mid-June is 69 points a night.

At $15pp buy and dues in that’s $1035 a night + some TOT that’s less than hotel rooms and includes free parking.

Does someone already have DVC-Y? How much do you value in those savings? At DLand they add a fair amount since we don’t have any real MK discount (vs WDW).

TOT… gets tricky. 69 points * 189 points is $13,000. Let’s look at a 10yr 10 bill @ 4.2%. That’s another $546.

Can you get an equivalent to a 2BD ocean view for $1600 a night (with parking) in Hawaii?

Do you value Disney entertainment and characters and theming at the resort vs a Marriott timeshare? How much is that worth?

What about the flexibility to stay at VDH if you are west cost based?

That all adds up for a target demographic of family.

It’s the larger rooms that are the issue.
Just realized I had already calculated my 2 bed Island/Garden view in August. Factoring the the best discount at Aulani for cash the point to cash for that room for that length of stay is $29.26pp still not bad. A beach resort still does worry me a bit, but I am also super hopeful that after Aualni finally sells out it will be more valuable, especially since Disney says it will no longer make destination location DVC resorts. And Hawaii is no FL or SC
 
Clearly these incentives aren’t as good as the last one. So wondering if my math is correct here and if you guys think this would be a good deal for Riviera 200 points using last incentive. Would split and try to get title insurance waived

DVC could have a better incentive round within the next months or year. We just don’t know and this might be as good as it gets. But even if they did, it’s worth considering your UY and how that could make a difference.

For example - say $175pp comes along in the fall, but in the meantime the UY was crossed so it will no longer be getting 2024’s points. To me that would make today’s offer the better of the two.

Completely fair, I know that Ko Olina is a pretty good bang for your buck.

I’m not really comfortable with the whole redweek process. Maybe something I need to learn more about.

I also want to be able to choose my exact days and have some control over the reservation.

I just took a look at the rooms… I personally prefer the Aulani room theming.

Agreed. These new charts expire 7/14!? The VGF sale was May through Sept in 2023. Part of me is still hopeful PVB sees and increase later this summer.

If you booked it via Abound points:

5,725 points to book a June week, so averages ~820 pts/night. Resale points are $6.50 (including the Marriott nusiance fee), and MFs are $0.815 per point. If you scale by 820/69, you get a purchase cost of $77.25 per "DVC Point-equivalent", with MFs of $9.68/pt. Plus the points are not RTU, so salvage is different.

This is far from the cheapest way to book Ko Olina. You could also buy a floating week there for much (much) less.

For me the thing is I would never have rented someone's timeshare. I might do Air BNB. But I need protections with my stays. This is partly why DVC made sense for us vs cash rates
 
The cards I got gave me over 1 million points. 1 million points is typically valued at $10,000 often much more but a conservative value is 1 cent per point. I normally wouldn't have spent that much money, so I take that 10k as a discount towards my purchase.

Would LOVE to know which cards you used! I made our guide spread out my VGC direct over the 60 days so I would have time to work on credit cards!

Do you have any Chase Sapphire products or have you received a Sapphire bonus in the last 48 months? The current 100k promotion is great. If you can open two cards (you open one and then refer another person on the deeded contract) you can net 230,000 Ultimate Rewards points. That is $2,300 cash 1:1 and there are even better redemptions beyond that.
