Please help me finally decide on buying!!

Hi, I am really sorry to be here asking another question - but my head is totally in a spin having just spoken to the DVC rep and I am close to forgetting the whole thing!!:sad1:

I am ideally wanting 110 points at AKV and 55 points at BLT. I have spoken to the DVC rep now, who has said that I can't do that and that I should buy all my points at BLT. I feel quite pressurised by him and as I haven't yet had a formal offer of loan to pay it in full, I don't feel ready to commit (but I have the June 15th deadline looming so I feel even more pressure).

I am now doing an about turn and wondering whether perhaps The Timeshare Store might be the better option for me, as it will probably be cheaper and will allow me to make the smaller purchases that I really want. But if I buy just 100 points from them (as that is the contract I can find, not 110 points) will that be enough to allow me to add on, say 60 at BLT direct through Disney??

I realise that a TSS purchase won't go through before the June 15th deadline, but I assume the price will stay at $112 per point (just possibly without any discount), but would there be any other charges (closing fees etc) that I need to add on top?? Plus would I be able to choose the Use Year for an add on, or will I get what I am given??:confused:

Sorry to keep bothering you, I felt like I was almost there this afternoon and now I feel like I am back at the beginning again!!:sad2:
 
I am sure an initial DVC purchase direct with DVC is a minimum of 160 points not sure if it can be split between different resorts.

As for TSS any size purchase from them will allow an add on and if available I would of thought DVC can allocate the same UY for an add-on. But as you say the TSS turn around for a purchase will be well after June 15th.

You might have some success getting the AKV and saving some $$$, but you are also correct that you'll likely have to pay closing costs (although sometimes the seller might). And its also true that going that route will take longer.

But, again, don't be pressured into something you won't be happy with.

The rep is definitely right in regards to the minimum 160 at one property, I just hadn't realised it, so had been making plans to split the 160 points (total misunderstanding on my part!:sad2:)

I have rung the TTS who have confirmed all their fees for me, so I am just concerned about any fees that DVC might charge for an add on??? I seem to remember reading that you don't have closing fees for add ons, but is that only when you have bought your original contract through them or am I once again misunderstanding the whole thing??:confused3

I think any add-on is fee free if bought direct from DVC as a new porpoerty ie BLT or AKV.

OK, well next, we'll expect to see you posting a "how long does ROFR take on a resale?"! Good luck with whatever you decide, and let us all know, of course!
 
We bought our original contract through the TSS (VB - 75 points) and it was so easy and quick. We then added on through Disney, whilst at WDW in November - 50 points at AKV. This too was hassle free and no fees to close, etc.

I would recommend a resale first, to get your foot in the door and add on in small increments as and when. We were told you could add on as few as 25 points at any resort still available and the limit for adding on using Disney Finance is 50 points.

It does depend on the seller and how quickly they sign and return their end of things, we were always very swift in doing so and they were too, so we were lucky. At this moment in time, I guess many people are in need of the money from their DVC, unfortunately, so they should be pretty quick in the process.:thumbsup2
 
I just spoke with our guide 10 minutes ago (we're about to buy) and he called his quality assurance manager to verify some answers to my very closely related questions.

1) You can buy in at AKL and SSR at 100 points - not the normal 160 level. This is for AKL and SSR only (assumedly because they're not selling as well as BLT).

2) You can split points between 2 resorts A) as long as your total is the minimum 160 and B) as long as one resort is at least 100 points. In other words, you can't buy AKL 80 and BLT 80 - one has to be at least 100 points (which is what you are looking for). My guide didn't think you could do this either, but he asked his QA manager and learned that you can.

I was very specific in asking these questions, as I'm likely buying tomorrow. I have to run the final numbers to see how many points I want to start, but I'm thinking 100 BLT and 75 VGC and wanted to make sure I could split like this (which he verified I can).

So if you get push back again, ask your guide to call his QA manager with your specific scenario.
 
Amy, I'm going to guess that you may have read posts here or somewhere else where others may have said that Disney ~may~ allow split on initial buy-in minimum of 160 points between resorts? --- maybe that was true at one time or another or maybe it never was the case ever. Don't be so hard on yourself :flower3: Everyone tries their best to give factual information but what is relevant at the moment is determined by Disney so it is always best to go straight to them for the answers if you want to make the initial buy-in through them.

If you buy a small resale contract you may buy your add-on directly through Disney at minimum of 25 points with cash or 50 points minimum if you'd like Disney's financing instead of paying cash. PRESENTLY ( and this has been case for quite some time) there aren't any closing costs/fees when purchasing an add-on directly from Disney, it doesn't matter where you purchased your first contract -- at this PRESENT time whether your first contract is purchased via resale or purchased via Disney direct there aren't any closing costs/fees for buying an add-on purchase through Disney .

It sounds like maybe going resale first and then adding on at BLT may be a good option.

First, as one of the PP said, they are now allowing a split between two resorts. If you decide you still want to possibly go through Disney, I would call the guide back, tell him that you have read on the boards that others are getting that, and that you want him to contact a manager or that you would like to speak to one yourself.

But, if you are only looking at 55 BLT points anyway, you are only giving up $8.00 per point if its not done by June 15th. That is all they are discounting contracts right now between 50 - 99 points. So, on 55 ponts, it only ends up being $440.00

By going resale on AKV (or BCV--I know you were considering this too), you will save at least that $440 so in the end, missing the deadline isn't any big deal.

And, there is ALWAYS the chance, after they pull the incentives in June, by the time you buy and close resale, they could be back!!!

My prediction is that they will remove BLT incentives for about a month and that by mid to late July, you will see some come back.

I was wondering if the 100 points buy in at AKV was still available to new members. We did this last June to start a new master contract (new UY). I don't believe guides will offer this, but if you ask I bet they can get it pushed through.

I might try and speak to someone else at Disney today, the guy I have been assigned, whilst never rude, kind of had his own idea of what contract I should have and I found it quite difficult to assert myself, so I am not sure I will be able to ask him to speak to his manager. Perhaps I should ring them myself and ask again about splitting?? (especially as 100 points would be ideal for me at AKV, if they let me have 60 at BLT too!!) - keep your fingers crossed for me that I have better luck today!!:goodvibes

Amy, good luck to you. Definitely get yourself a new Guide; you are spending quite a bit of money on DVC and if there are options that other buyers are getting (even if they are having to be "pushed through" by a manager), you should be entitled to those same benefits. Keep us posted! :goodvibes

Definitely do so:thumbsup2 If AKV minimum is 100 points then BLT would be

add-on which would be as low as 25 point minimum paid cash.
