OKW Resale for $56/point -- Good deal?

Sounds like a great price! Does it have the extra years? Is it stripped?

OKW contracts have been selling as low as mid 40.00 up to mid 60.00pp depending on the contract (stripped, fully loaded and or extended contract). Is 56.00 the asking price? If it is you could always offer less and see what happens. I do think it is a fair price at this time, as long as it is not stripped.

To the OP, stripped refers to not having any points available at this time. That includes the seller having already used future points by borrower from next year.

Is it a Feb UY with 99 2012 points? If so then it would be called stripped since it doesn't have current 2011 points.

That is correct no points this year and only borrowed points from next year. That is a good price on the contract thou .

I don't think it's a good price at all...

I just got a SSR with some banked points for $50pp. I had a counteroffer for OKW at $51pp with seller paying closing and MF. It was not stripped. I think you could do much better.

Just to compare, I purchased an OKW contract prior to 3/20. The contract had all 2010, 2011 and 2012 points. I paid $58 per point, closing costs, and the buyer paid maintenance fees. Lower point contracts tend to sell for a little more, because there's more demand, but thought this would give you something to compare. Good luck! :goodvibes

We bought 100 PTA at okw before the march cut off and paid 55$ a point and it had banked and current points. I would offer lOwer if it were me.

Just curious ... is it the original expiration year (2042) or extended (2057)? I would think this might affect resale value as well. We did not extend and I'm curious to know what the difference in resale value is now between extended vs. not.

We paid a lot less including closing costs for a 150 pt OKW contract prior to 3/21 loaded with 2009 pts and all 2010 and following.

I think its to high for OKW even if its a loaded contract. People are passing for much less.

Thanks! We ended up passing on this due to other issues with the seller. Now we're searching again. We'll offer less on the next one we find.

Thanks for all the help.

It was the original contract year too.

I must admit that we've only been looking ocasionally but I haven't seen any prices as low as some of these mentioned here. Maybe because we're looking for 100 or less points at OKW, where are some of these listed?

Good hunting. If you want, you can talk to a resale broker ( The Timeshare Store) or others and tell them what you are looking for and they might have find it for you before it get on the boards. You can ask the seller for a lower price any time. they can say no, but you can try.

I just finished purchasing an OKW contract which just got added to my account yesterday. Was 310 points Dec UY, came with 310 2009 points, 310 2010 points and all points forward.

The original asking price was $60/point, I offered $53 with the seller to pay closing and MF. Settled on $50/point, buyer to pay closing and 2011 MF.

This purchase was from a seller out of the country and had to go through probate; didn't know about the probate requirement when I purchased it; which caused it to take a long long time between ROFR and closing.

As asked earlier, I'm curious as to whether these are 2042 or 2057 expiration dates on these listings? Thanks
