Anyone find it baffling when you get a notification on DVCforless and it's a contract thats been on the market a while and has the pointing up arrow. so they have raised the price on the contract.

I wonder if it's some sort of mind games. To see if they get offers closer to the original assigning price
Maybe they know it bumps them up in aggregator as if it were a new listing.
 
I suspect it is just how the aggregator treats the listing, and it's a byproduct of however the borker manages their internal processes/web presence.
 

Does anyone have experience in cancelling within the 10 day period? In the contract it says it must be written and mailed to the broker's office but really??
 
The cancellation protections are mostly a function of Florida law (assuming you are buying either VB or something at WDW), and that includes the mechanisms of notification. The date that matters is the date on which it is postmarked, not the date on which it is recieved.

The general advice from TUG is: send it certified mail (so you have proof of mailing). Make sure every purchaser signs the rescission letter. Include a *copy* of the signature page of the original sales agreement. Follow the instructions in the contract to the letter. Do not improvise.

I have canceled once and did it via email and asked the broker to confirm that it was sufficient over email - never had to mail but sounds like I just got lucky.
 
I wonder if the resale market is kinder than say Marriott or Westgate would be.... I doubt Westgate is letting you out unless they absolutely have to... Hope I am wrong.
 
Many businesses will follow your intent because it is the right thing to do. However, they are not legally required to, and it is extra work (and lost revenue) to process a rescission, so there is at least some incentive to say no.

And no, Westgate is not going to be nice.
 
I'm just going absolutely nuts waiting for ROFR. It's only been about 12 days, but my previous attempt was taken back after around 25 days. So, it feels like I have been waiting for a long time.

I*almost* got a 50 point direct VGC today, but it was a different use year and I couldn't buy it. I thought it was going to keep me from going nuts waiting. Oh, well. 🫨

I have seen 2 pass ROFR this week so hopefully that is a good sign for you.

What UY were they offering? Still holding out hope I can get my own UY direct at some point.

I was told it could be Feb, March or April. I needed to commit to proceed. I actually did commit, but since I have a June use year, it would have to be a new contract vs an add on. New contracts have to be 100 points and it was only 50 points.

I think they will keep pushing it out as they roll into the 2025 UY only points.

Having a June UY actually makes resale much easier imo, there are always so many June UY resales out there
