Looking at buying more points, need an education

Okay, you all have my permission to chastise me now, as I'm probably asking questions that have been answered time and time again!

We just came back from a quick trip to Disney's OKW (after I said I was "Disney'ed out for awhile) and of course, DVC worked its "magic" and we're thinking about adding more points...(we own at BCV) :p

So my question is, what are the differences of purchasing directly from Disney or buying from the Timeshare store? I know there's the whole ROFR thing. I'm sort of familiar with how that works. But what if you call Disney directly and say, "I want to purchase 100 points at OKW." What amount are they going to charge as opposed to buying from the Timeshare store?

Thanks in advance, for anyone willing to offer a "more points for dummies" course ;)

Deb

We called about 6 weeks or so ago to do a small add-on at BCV, and finally made it to the top of the waitlist on Tuesday! We're being charged $92 per point, but that's going up on July 1st. It sounds like maybe to $98? Though I think I read somewhere that it might be $101? Or maybe that's only for SSR, though I bet there will be incentives making it less than that in reality. I think there are experts here who know lots more about this than I do - we're pretty new at all this ourselves. Good luck with your addon!

buying thru DVC you will not pay any closing costs, which could add $3-4$ a point if buying thru resale.

I also believe that if you buy thru DVC they will only sell you a contract with the same UY while buying thru resale the UY is dependent upon what the particular contract specificies.

...and of couse, buying thru DVC you will have nearly instant access to your points, while with resale you have to wait for the sale to close to gain access to your point.

I'm on the BCV waitlist too :worried: . May I ask what use year you got?
Thanks,

But if Disney is charging upwards of $98 per point, isn't it still cheaper to pay the closing costs if the resale is in the area of $68 to $80 per point?

I'm curious too....if you buy add-on points from Disney now (at resorts other than Saratoga Springs) are the points still $98 to $101?

Thanks,

Deb

I think if you buy now (or get on a waitlist before July 1st), you lock in your price at 92$. If you wait until after July 1st, you will have to pay $95.
(Can someone confirm this?)

We brought our original contract via resale. The reasons I would add on through Disney would be if I wanted a smaller add-on (as they are sometimes hard to find in the resale market, especially if you are looking for a particular number of points and/or use year); or one of the more sought after resorts --BCV and maybe BW or VWL--(the prices are not that divergent from resale when adding in closing costs).

If I were adding on a larger number of points and hoping to buy OKW, HH or VB I would probably buy resale again because it would be significantly cheaper (unless I wanted the points right away, because it does take some time to find a contract and close.)

It all depends on the price quoted from DVC and the price from resale. Yes, resale certainly could be cheaper even with the closing costs, but one needs to consider all of the facts including UY points available, closing costs, incentives available, point price of resale, point price from DVC, ROFR, etc.
Unfortunately, there is no "answer"

Tried to answer your questions, but getting too many "server too busy" messages. Some other day, perhaps.

Well, there seems to be a huge amount of confusion regarding the price to purchase directly from DVC in the first place.

What I have been told several times by our Guide is that the $92 per point member price ONLY applies if you were a member prior to April 1, 2006. If you became a member after that date, your price is $95 per point. Beginning July 1, ALL members will pay $95 per point. There are some exceptions to that price.

Hoping someone will correct this if it's wrong, here is what I was told by my Guide all members will pay effective 7/1/06:

SSR = $101
BCV / BWV / VWL = $95
OKW = $92
HHI / VB = $87

In addition, it appears that effective 7/1/06 members will also be paying closing costs.

Keep in mind if you purchase resale and it's a different use year month, then it is a totally separate contract and not an 'add-on'.

As separate contracts you cannot combine the points to make a reservation. Example: 150 OKW points and 50 SSR points. As an add-on you could use the points to make a 200 point reservation at BCV. However as separate contracts, reservations are separate so you could make a 150 point reservation somewhere, or a 50 point reservation, but not a 200 point. Many get around this by using banking/borrowing routines which work well. But you must manage the accounts separately.

Also, Add-on contracts are combined for banking percentages. In the above example, thru Disney with the two contracts tied together as master contract and add-on contract, you'd have 200 points total for banking purposes. If you used for example 100 OKW points and none of the SSR points, at the 50% level you could still bank the remaining 50 OKW points and all 50 SSR points since 50% of 200 is 100. But as separate contracts this would not apply. In the same situation, you could bank all 50 remaining OKW points since 50% of 150 is 75, but you could only bank 25 of the SSR points since 50% of 50 is 25.

why would you want to buy okw? you can get ssr for bascially the same price, plus get 12 more years. ssr and okw maint fees are about the same.
im guessing that you love okw well okw is the easiest place to make reservations at. at 7 months you can get anything you want 2 bedroom etc except for a grand villa. i actually think you can get ssr cheaper than okw with the 8 dollars off. have fun

When you say 8 dollars off, what do you mean? We actually went on a tour of SSR the other day and although it was very nice, it just didn't seem to suit our likes. But you do bring up a good point about getting OKW at 7 months...heck, I was able to book a few weeks before! Gives me something else to think about. Thanks for the input Pluto :thumbsup2

If I understand correctly when you buy thru DVC the points will all be there on your new contract. many resale contracts are stripped of points. To me, that adds value.

I just called last week to add on 50 points at $92 per point at BWV March UY-- (we have 175 at SSR)-- to my surprise my card was charged about a week later and I now have 50 points in my account-- no paper work yet to arrive (and my guide is on a cruise!) This is great.

This is what I was told.

That as of right now Disney will continue to pay closing costs for current members adding points-- (funny as this is what prompted me to call and get on the waitlist....) (I was also told that BC would take a long time to get... now I wonder... we got BW so fast!)

The price of points will go up after July 1.

I was told about the perks of buying more at SSR at $90 a point and the free 1 day passes... but we want to get in at BWV for future holidays or Food and Wine Fest... :yay:

Wow!!! I didn't realize closing costs will still be paid for... GREAT!!!
The price of points are going up and I was trying to get an answer to how long the waitlist is up to on BWV's BUT he said not to worry because once you're on the waitlist, Disney financing will lock it into the price it was at when you got on the waitlist... so if it takes 6 months, on the waitlist, you won't have to pay the new increased price.

On the closing points issue, I was also told current memebers will not have to pay closing costs. New members will have to pay closing costs, but only on their first 150 points.
