It's Almost 2026, Would You Buy a 2042 Resort?

We love Beach Club, so it's worth it to us. Like Brian proposed above, those are pretty much exclusively for use at BCV apart from a few leftovers that I might not be able to need/use before banking expirations.

When BCV 2.0 hits, we shall see if I buy back in, but for now it's totally worth it for us

Not when we go but we've done one and two bedrooms, so those are said to be easier than studios.

We got our double loaded BCV 200 pt contract at 120/pt three years ago, so I think we did pretty well. It was our first DVC contract (bought direct VGF fire sale after that) and if I had to do it over I'd still buy BCV.

Then add dues ($9.06 for 2025) = $15.72 per point for the 2025 points, if you rent those out at $20 you are netting 4.27 per point (before taxes)
$4.27 per year net (assuming rental price goes up with dues) x 15 years remaining is only $64 per point you make back. You would never make the $100 per point back.

Personally, the only 2 I would contemplate would be BCV or BWV and that is if you know you absolutely love one of those resorts, plan to use your points there and actually need points with home resort priority there, and are prepared for the value to approach 0 sometimes in advance of 2042.

This is us. Just passed ROFR on more BCV points, waiting for them to load. We love BCV, and certain times of year there you absolutely need that extra few months’ booking advantage. And DH loves that the 2042 resorts will just go poof and he doesn’t have to deal with trying to sell them (we’re outside of the US) when we’re theoretically slowing down and traveling less.
 
I'm in the process of selling my one large contract in exchange for a couple smaller ones to gain home resort priority. I see a variety of 2042 resorts listed for sale on that one site that lists all the contracts from brokers. I'm surprised to see some for under a 100pts that have been on the market for weeks. Is the expiration date really holding people back? The years left is basically someone's childhood, and then you could buy something else. What am I missing? Should I go for it and make an offer?
There's absolutely nothing wrong with purchasing a 2042.

Beach Club and Boardwalk are some of my absolute favorites. Why didn't I buy them? Because I don't want to feel like I MUST stay at those resorts with my points. We also have a fair amount of points and have no problem burning more points on a 1BR which are more easily available at 7 months since we like the laundry and refrigerator and extra space that comes with it. You're paying a premium for those resorts considering the amount of years left. To use them at other resorts would feel like a waste of money to me at least. It's the same reason why you don't buy Grand Cal and then turn around and book Saratoga. On the other hand, if you know that's where you want to stay and you're okay with only staying there with those points then it makes a lot of sense to buy there.
 
Can’t use my BCV points at VDH but a snag at VGC, with them, felt like a great score. True on having points at BCV makes me want to stay there most and feel bit weird when I switch out my hard earned studio at 11 for something else at 7.
It's funny because when I book BCV/BWV with my other points at 7 months, I have a very hard time letting go of those rooms. At one point we had booked BWV for 3 trips in a row and on the third one I had booked a BW view studio and my partner was like can we just stay at Riviera? LOL! She didnt understand the struggle of relentless stalking 😡. It was very hard to let go of that studio just because I know it's a 2042 resort and the point charts are lower than what they would be priced at now by Disney but also the exclusivity of the resort and knowing how hard it is to book there. It was like getting a small taste of being an owner there and I don't think I'd ever relinquish my 11 month bookings 😬.
 
We purchased BRV last year so we could have the 11 month window for our December stays.

Why not Copper Creek? Because I wanted 3 sleeping surfaces in the studio, and I felt like studio availability would be better at BRV than CC. But I think CC is great.

Since we had already booked our Christmas stay last year at VGF, we used 2024's BRV points at Poly, BC and BW. The last thing on our minds was that 2042 expiration date.

Dec 2025 will be our first Christmas season stay at BRV. We can't wait!

(Although I believe we're finished adding on, I might buy BW or BCV if the price was right. BUT I am kind of holding out for a Yacht Club DVC, so maybe not).

I think you are debiting the purchase price twice---you are counting the purchase price in coming to the $15.72 cost basis for the net of ~$4, but then saying that the $4/year would not recover the purchase price.

Ah I see what you mean. It does look like that the way I said it. Their situation is a bit confusing, because they were trying to pay off the entire thing with the profit in just 5 years, then just stay on dues.

The $4 in profit per year would indeed be profit each year and would net a small amount of money eventually if they rented the points out every year, but that small amount of juice isn't worth the squeeze. It is easier invested elsewhere

(left out closing and rounding for easy calculation) you could rent out the pts for $20 a point for the first 5 years and just pay dues for your stays the remaining 10 or so years. If you don't compare to others you are still in good shape.
They would make a small amount of money over time, but they would not do what they wanted, which is pay off the entire contract in 5 years to "just pay dues" for the last 10. They would need to profit 3x of the cost per point per year for the first 5 of the 15 years. So they would need $20 profit after annualized purchase price+dues, not just rent for $20
 
While on the topic: While you can't easily pay off the whole thing by renting for 5 years, my best easy math "good idea" buying a 2042 would be to:
  • Buy a larger contract around 2x what you would want/need (allows a lower purchase price per point) and Maybe get lucky around $100 per point like the example.
  • Rent out half of the points each year (or the whole thing every other year)
  • We are around $15.70 per point (annualized)+dues for 2025, and will go up a bit each year with dues
  • Rent the unneeded half for say $20 and increase with dues each year
  • Remaining points you are paying around $11.40 after dues in 2025, then increasing with dues (and plus the cost of some taxes on the profit of the first half of the points if you are doing it legitimately)
  • That is a pretty decent price to stay on DVC points at a beloved resort with good point charts with reservations you retain control of... just saying. Doesn't pay off the whole purchase price, just get's close and discounts the half you use while offloading the difference to renters.
This assumes you will be able to rent each year or two without DVC getting mad at you though, and that is not a sure thing

I think she'll be 59 when the contract expires. We added her to BLT also and the oldest was added to AK. They'll be in the 60's when those contracts end. We're both 69. Frankly, I don't see use flying to Florida much longer. So the answer to your question is another question: is 15 years enough time for you to enjoy walking in the back entrance of Epcot or boating to the Springs from SSR & OKW?
 
We are in our 60s. DW retired and I am in the retirement prep stage. We couldn’t see buying any 2042 resort right now. However, we did opt to add onto our PVB direct points earlier this year. Our reasoning was discounts brought it under $200, resale in the 160s. We want our points to be useable at RIV and future resorts (except our Aulani resale which is strictly for Aulani).

In 15 years or so, we probably won’t travel much, so we want to be able to sell our points for a reasonable amount.

That being said, we do want to use our points for 1BRs at BCV and BWV (if possible).

It’s not enough time honestly. I’ll be 45 when the contract expires. My kids will be just finishing high school.

I just bought a poly contract and will close on a BLT contract at the end of this year. I really want to add an EPCOT area resort that I can walk to lol. We stayed at BWV last year and it was one of the best vacations we had as a family.

Walking back for nap time was nice. Although when the kids get older I still might go back for a break too 😂
 
Yes, for full transparency I love BWV but we are young as well, and I would sell my BWV in an instant if Yacht club conversion, new BC or BW expansion happened. I may even do that if we fall in love with another DVC property as well. Once we get around to going to Aulani, or if Lakeshore Lodge impresses us, etc.
