Is this generally how it works? Calculating annual amounts

These numbers are not accurate, just rough examples.

If I buy into Riviera on the resale market, say $25k for a contract with 160 points, that would basically get me a week in a standard deluxe studio in all but the highest seasons for about $1350ish a year? On top of that I would need tickets for a week (approx. $550 per person) and airfare. Anything I am missing?

I am specifically not calculating the initial investment.
 
Annual dues are determined by DVC by estimating the cost to run the resort for the upcoming year and divide that by how many points there are at the resort. Annual dues are based on a per point basis. If you own 160 points and the annual dues are $8.31 per point. 160x$8.31=$1,329.6. As the owner of those point the dues bill is sent out in January. If you bank ( put into the next use year) the joints you still need to pay the dues. You can pretty much count on dues going up every year. There is no set percentage, but usually 2-5% every year.
 
Well for one I would not look to buy RIV on the resale market unless you get a killer deal right now. Points are locked down to just that resort and you don't get the AP discounts if you can use them.

You need to account for:
  • Initial cost (one time)
  • MFs (annual)
  • Tickets (when you decide to go)
  • Food (when you decide to go)
  • Travel (when you decide to go)
  • Additional spending money (when you decide to go)
 
The "price of your stay" depends on the season and the number of points that season requires. You won't be able to use those resale RIV points anywhere but RIV.
 

Your general figures are correct. DVC is room only so when deciding if it makes sense, compare that to where you might stay and how often as a cash guest with a modest discount because you can almost always get one.

If you go yearly and always stay deluxe then DVC can make sense over staying a cash guest.

If you don’t or routinely stay moderates than you can decide if getting a deluxe resort for similar price to that is worth the upgrade.

As mentioned , RIV resale is only good at RIV so that makes sense only if you want to stay there. To be honest, right now the difference between that resort direct va resale doesn’t make sense since direct gives you trading power.

I would only buy RIV resale if I already had points to stay elsewhere and you want to add this.

I originally wasn't considering direct or RIV at all, but the per point discount, and the murphy bed (not pull out couch) & two showers in the deluxe studios, are leading me to the dark side RIV side!

I was a never own there, and now proud to have 175. Yes, those incentives are good which is why resale isn’t cheap enough to choose it unless you are someone like me who has 775 points that can be used everywhere!

So, if I could get another 100 points at RIV resale for say $120, it’d be hard to pass up because I have direct benefits and trading power already!

Lots of us "nevers" are now owners lol.

I have pointed out the shortcoming of RIV on more than one occasion and I bought there as well. I still see the shortcoming but I am in the mindset of it being overblown compared to how "bad" certain things are.

I was checking out VGF resale for my first purchase and RIV direct is not much more with the discounts (and I still get the aforementioned two showers in a deluxe studio). I'll still probably pick up some VGF resale when addonitis hits LOL.

I was also a "never need" on the blue card, but this will get me there anyway, without worrying about the jump to 125 points.

Just remember your VGF resale points can't be used at RIV (not that you would want to likely). I think it will be more common in the future to have RIV points and MK points that are used for split stays or every other year stays for each resort. People already do this with BWV or BCV and a MK resort already.

Split stays or alternating stays is definitely the plan. Especially if I have difficulty booking studios at VGF with RIV points. I'll pick up some VGF points for home resort advantage. I will be OK not being able to book the reverse.
