In the ROFR stage...questions

We are in the process of purchasing 180 resale points at BLT. The 30 day period for Disney to offer ROFR ends on Feb 15th. We are working with the Timeshare Store.

Does Disney usually take the full 30 days to respond? I am getting antsy because I'm worried that, by the time I'm able to book, I won't be able to get us a room at BLT for the first week of December 2014.

Disney will also send us a DVC member package once the entire process is complete, correct? What's the contents of this package?

It will generally take 25-30 days for ROFR. Also, it will take about another month after you pass ROFR before you have your membership number. So that will be around March 15th, +/- a week.

Welcome to the DVC world of Disney. DVC gives you a wake up call of what Disney is really like, they deliberately make resale buyers wait before they can use their points. The total time from start to booking averages 75 days.

We never received a "package" as a resale buyer, you will receive your account info and logon ID, later you will receive your member ID card.

By law Disney must provide new direct buyers with all kinds of documentation about their purchase, rules, offering statement etc. As a resale buyer, in theory the seller should provide those documents to the buyer but in reality, it never happens. I would guess that most buyers never read the documents and might not know what they really bought.

It took just about 30 days for ours. I think the longer it takes, thats better! Once you get thru ROFR, you will go to closing. Once our deed was filed, it took about 19 days to get our member number in the mail. We had New Years in that, so it probably would be a little shorter. You can then call and make a reservation. The online info was suppose to come in our packet that came the next week with our cards. But it was not there. So I called MS and they gave it to me. Good luck!

Welcome! December is tough. Even now, standard/park view studios are gone for the first week, and lake view is only available for 12/1-12/5. I guest a fast ROFR won't help you too much. So just sit tight and relax for now, and waitlist the first week in dec when the points are loaded.

This was our timeline.

Final timeline:

5/4: Made offer and accepted (150 SSR, all '12 points forward, June UY)
5/5: contracts sent back to TSS
5/6: went into ROFR
6/3: PASSED ROFR
6/4: received closing documents
6/4: sent documents and check via FedEx
6/7: title company notified us that they received all documents and payment and everything looks good
6/12: received email from TSS, Escrow has CLOSED!!!!
6/28:received member number and booked our April 2014 vacation!

57 days total from offer being made until booking our first trip as DVC members!

Waiting was the worst part. Best of luck!!

You are looking at another couple of months to book and most all of that week is already completely booked so don't stress about it. Plan on trying for trying for SSR or AKL this year and plan on booking at 11 months next year (there is availability for more than 2 days if you are planning on booking a Grand Villa however).

While in function it really doesn't seem to matter, they are not limited to 30 days legally or contractual, they could take longer if they so chose and still take it depending not he closing date set.

For Disney ROFR is a business decision, they make their money selling new projects, not reselling older resorts. Only when the demand for direct buys outpaces inventory do they buy back inventory through ROFR.

They get additional resale inventory through foreclosures due to mortgage defaults and non payment of dues.

To Disney, resale is resale so they make you wait.

Hopefully your resale points are the same UY and titled the same as your direct deed, that will save a few days because your resale purchase will be an add-on to your existing account.

If it's a different UY or title, it will be a completely separate account and membership.

Purchasing direct = purchase and reserve in the same day - about 3 or 4 hrs - no ROFR, no waiting - instead of paying in time you pay in $$$$

We bought resale and our member cards came with the 2013/2014 Book.
We were able to get our member number by calling accounting about a week after we closed. That's if you gave them your social security number. We also used he Timeshare Store.
