Implication of points change and disney vacation packages on DVC renters???

Has anyone thought about the implication for point renters and the recent changes/specials? If the weeks are costing more points, will renters expect us to lower the cost per point so that the total amount doesn't increase? Normally I'd say not, but now we can compare those rates to the new specials being offered (room only, 4/3, etc) and the DVC renting is not as big of a bargain. I've looked at the rent/trade board and everything still seems to be hovering around $10 as usual. What do you renters think? Are we going to have to lower our per point cost to get these points rented???
 
I don't rent, but have an opinion anyway, LOL.

I think most who want to rent DVC compare the price with CRO. There has to be a significant price advantage to them to accept the risk and lack of daily housekeeping. The economy is a factor here - Disney is discounting due to the decrease in resort bookings.

I also think supply and demand is the other big factor. If there is a large number of owners who want or need to rent, then the price per point will be impacted. It does seem that there are more owners who want or need to rent than there have been in the past.

FWIW, I personally do not think the price will come down for the more popular times of the year or the more popular resorts (booking before the 7 month window opens). I think it may very well come down for rentals 7 months or less prior to arrival for both reasons I listed. JMHO. YMMV.
 
The 4/3 promo is very good, but a lot of reservations are for short stays and larger rooms. So there is no impact of rental prices, or very little.

The biggest impact is still those developer points with BLT, AKV and GCV purchases. Too many owners are just dumping their developer points, which in turn depresses the home resort point rentals.

I agree with your point about the developer points bringing down the price. I received DP's when I purchased BLT and because the DP's have so many restrictions, I was unable to use them so I was one of those who "dumped them". If I owned at SSR, I would probably be upset that these DP's are only good at SSR, at least at WDW(I know you can use them for DL too). I would hate to be an owner at SSR right now and try and reserve something. I honestly don't think it is fair to the SSR owners that they are the only WDW resort these points are good for.

I disagree - IMO the restriction is actually to the advantage of SSR owners. If they want to stay at SSR, they can book before the 7 month window opens. If they don't want to stay at SSR, there is now a lot less competition to get into the other DVC resorts at 7 months.

And in a round about way, true!

The one thing that has not changed (yet) is the 11 month booking advantage for renters.
 
I know there have been ton of DP, but I'm still not seeing the rental price dropping. Any regular renters out there....can you comment? Is it getting harder to get your asking price per point?

UMM... Am I missing something?

New point charts don't take effect until WHEN????

And you expect to see a price change now?

Wait a few months and then look.

Personally I don't care if it hurts or not but.... most folks renting NOW are using in the next 11 months not in 2010.

And as an owner at SSR... Yesterday I booked a 7 night stay starting 3/2. So I am not sure WHAT impact the DP's are having but.... panic seems overdone to me!
