How do I sell DVC on my own? Pls help

I have my contract listed with TTS, but my agreement says I can also sell it on my own. How have others gone about advertising their contract? I would love to sell it on my own if I could save myself some commission. What has been the experience of others that have sold on their own, is it difficult, a lot of extra work?? Any help would be appreciated.
 
The biggest challenge will be in finding your buyer - this is the advantage of using a broker. You can try seeking a buyer thru your own local channels (neighbors, co-workers, family, etc.) or by using online services (eBay, TUG, etc.).

If I were advising a buyer however, I would always suggest that they go thru a broker since there will be no cost to them for the services provided - including peace-of-mind.

If you are not in any rush to sell and don't mind taking the steps needed to find your own buyer, then you can sell on your own - handling ROFR, closing and necessary documents can all be managed personally.

If you want to get the process completed with the least amount of effort on your part, then using a resale broker would be the best solution.

Thanks WebMasterDoc for the info, maybe I'll list my contract on ebay too. I didn't know I could do that, but I'll check it out. I also have it listed with 2 brokers as of today, which I didn't know I could do (they are open agreements.) thanks.
 

Thanks, I think I will list on craigslist and ebay too. if I sell on my own I'm willing to sell for less because i won't have a commission to worry about.
 
Well, when I wanted to buy more points, I happened to be sitting at the Gurgling Suitcase when the fellow next to meet at the bar mentioned that he was in the middle of a divorce and needed to sell his points. They were the same use year as mine so we did a deal over a couple of beers. True story.

I think hanging out at the Suitcase is a lot more fun than watching Ebay.

We sold another timeshare we owned on eBay a few years ago. At the time there was an option to use a Title company that handled all of the title transfer for us. It was really easy to do. We just wrote the eBay add indicating that the buyer was responsible for those costs.

I would imagine that option still exists when you list on eBay. If so, it is definitely worth doing it.
 
Great news! TTS found us a buyer and we agreed upon a price today! I can't believe it, my listing has only been on for 2 weeks. Although I don't like paying the hefty commission, I think I really should be grateful I found a buyer at all, so quickly. I wish it was through the other broker I had just listed with a few days ago, because it would have saved me a few points in commission, but so be it. Am I allowed to list how much we agreed upon to sell it for?:cool1:

Update- I just found out that I can list details in the Mousecellaneous section, which I have.

Congradulations on your sale! I've sold 2 contracts, one by myself and one using a resaler. The first contract I sold myself, and I got an offer the very first day. However, the whole process ended up being such a pain (Maybe I did it all wrong-people say it's easy) that the next one I chose to sell, I used a resaler for. If I ever have to sell a contract again, I'd definitely use a resaler. So much easier and quicker in the long run (for us, at least)!
 
Just a little warning. We have a smaller contract that we have had on the market for a while. Had a contract on it, buyer backed out after ROFR passed. We had already submitted our final paperwork for selling and got a call from the agent telling us the buyer backed out. We got half of the deposit.

Got a second buyer on the contract. Passed ROFR, sent in our paperwork to sell. Got a call from the agent. The second buyer also backed out at the last minute. And we got half of that deposit as well.

Our agent said that had never happened to her in all her years of selling DVC and she has been doing it quite a while.

Got two more offers, but they were so lowball that we turned them down.

Not a major need to sell the contract, just didn't need it anymore.

So, just because you have an offer that you agree on, doesn't mean it's sold.
 
Yes, I understand, and thanks for the warning. I certainly understand "don't count your chickens before their hatched". My husband, in his line of work, has heard more than once that he has the job but then a contract never gets signed. I really hope everything goes smoothly. I am just so grateful that we got an offer during these difficult financial times.

Funny! I would say you were in the right place at the right time; you and the seller both.

Don't sell!! No matter what you are going thru, Disney timeshare is probably your best investment right now!! Rent it if you need cash, I did that a few years ago and am sooooo glad I didn't sell. We just did a cruise with ours and when I figured out the price based on point maint charge our cruise was $1700, a lot less than the $5800 if we bought and less than the $3800 plus our week extra we would have had to pay if we used our week from another timeshare.:cool1: I just urge you not to sell!
