For those of you that have sold your own how did you do it? Did you use web sites? How long did it take? Does Disney need to know before it is sold?

What do Timeshare seller charge to sell?

any help would be appreciated.

[SIZE=+0]We attempted to sell one of our contracts on our own 2 years ago. We listed it on TUG's buy/sell area for only $10.
However, we didn't get too many inquiries from that listing.

Then, I figured that it costs nothing to list our contract with a broker, so after comparing the 3 major DVC brokers' commissions/fees, we decided to go with ***********.
******** was able to find 3 or 4 interested buyers right away within a day or two of us listing it with her! So we ended up just selling through her company. It took us from the third week in November when we listed our contract, till the third week in January to get our proceeds check. There was a delay due to the holidays.

If you're planning to sell independently, you should contact DVC Member Administration and get the right paperwork. Once you find a buyer, you'll need to fill out a form to get ROFR approval from DVC. Also, you should contact a closing company such as Holland & Knight or Timeshare Closing Services. (There was one unfortunate incident reported on this board with Timeshare Closing Services recently, but it was resolved well.) The closing companies can send you some info/paperwork regarding how their closing process works, and what you would need to provide.

Holland & Knight is a law firm - a very large and very expensive law firm. I'm sure they have someone with a real estate practice, but don't count on it being cheap!
 
We're in the process of selling a contract now. It's remarkably easy, just like a helpful DISer (Hi, Beca) told me. We listed it on Tug, and sold it for our asking price the first day! We're using Timeshare Closing Services. The cost is about $450 (depending on the size of your contract). In our case, the buyer is assuming closing costs, and we have a "resort transfer fee" to pay of $220. Before selling it, I did call MS just to verify how many points were in the contract (any banked or borrowed?), then called TSS to set things in motion. They contact Disney-right now it's in ROFR. [SIZE=+0]Hm... I don't actually know how much they would charge for closing services, from a seller's perspective. At the time I was looking into things, I only got an info packet from Timeshare Closing Serivces. But at least 2 DVC resale brokers have used H&K to do closings for resales... and assumably, for the buyer it still costs about $450, so that's why I mentioned them. They were very good when they handled my closing when we sold! But then, the broker arranged all of that, so I don't know if they even do independent sales.[/SIZE]
 
We bought our resale from an ad we found on the TUG website and it was very easy. Seller just wrote up a purchase agreement with all the specifics, we all signed it, and then it was forwarded to DVC. We used an Orlando branch of First American Title to handle the rest.
 
Another closing agent to add to the list is timesharetransfer.com . Someone once posted their closing costs to be around $250. Another note: in a real estate transaction, the buyer gets to choose their closing agent, although if I were selling on my own I would have names and information and options lined up ahead of time to help things go more smoothly with the buyer.
