Hard to deny prices dropping now

The last few months IMO I have watched DVC pricing start to drop. Admittedly these views were mainly based off watching the ROFR thread but now I am seeing the listings drop.
 
I'm wondering if towards the years end prices are going to be even lower and we will see more loaded contracts listed. Its not exactly easy to travel to WDW right now and if you were on the fence with selling before this might push some people over? I hope so anyhow...
 
I'm new here - "Hard to Deny" makes it seem like something you wouldn't want to admit. Probably phrasing that poorly but I think you get what I mean.

Why is that? If you bought previously that's not really a concern and if you aren't planning on selling then it isn't an issue either, right?

I said this in another post, but we just bought our contract and had the discussion about prices falling. What it came down to is that we felt like it was worth what we were paying for it, and if someone gets an even better deal than us then good for them.

Is the concern more for people with recent buyer's remorse, people looking to sell or am I missing something? Thanks
 
Don't want to speak for OP, but there have been many reports of resale agents claiming prices are not dropping and trying to shame folks giving "unreasonable" offers. Not all agents, but some, and even if they pass the offer along, they state that prices are not dropping, sales are still robust, and the market is strong.

Yes EXACTLY! I have not heard one agent say that prices are falling and they expect them to continue. Now I also understand that these folks need to feed their families so I don't fault them for it. I just feel maybe they should disclose they are agents or remain silent when commenting on these boards.

Oh got it, good to know. I bought on DVCresalemarket (if that isn't allowed to say or whatever LMK) and our rep walked me through everything and I thought she was very honest. I even asked about what I thought was already a low number on our contract ($91) and I said I was thinking about offering $89 and she suggested going lower, both saying that the sellers can counter and Disney hasn't exercised any options in the past two months. I didn't ask her about what prices would do in the future, but then I feel like that would just be a guess anyway

If you post a link to a business you can find out if it's allowed; what you'll see is www.dvcresalemarket.com is allowed, but if you see www.*******.com the site is not. Include the link in your post and you won't get in trouble. :)
 
I really wish I was watching the market closely pre-covid. After running numbers I gave up on the idea of purchasing in 2016(ish) because we had better uses for the cash it would cost.

I've been looking again and while yes, some are getting a great deal here and there, people were before also (they were just getting taken during ROFR). I'm really not finding the prices changing much. Maybe they just aren't changing much for the resorts I'm most interested in.

They aren't changing that much. You are correct. Good deals here and there as it was before. I was hopeful at the beginning of COVID to pickup some more contracts expecting a big price drop, it just has not happened.

I think the bigger difference 2016 vs now is direct pricing. 2016 direct prices seem like a bargain.
 
I just got a notice from dvcstore.com that a Grand Californian was up at $210 a point, so that doesn't feel like a drop in price to me (of course one passed at $165 recently, so that seller could just be dreaming too. Just because you ask for a price does not mean you'll get it).

They will get it. VGC is really pricey right now.

Quite possible, but the most recent numbers are $165 and $192, so I think it's still slightly high (it is loaded but in this environment that seems to be more common). But it only takes one buyer to disagree with me.

Two have sold for 200 this week as I had inquired on one of them.

It's also worth noting that VGC is the one resort you cannot simply go buy anytime you want because it's so small and there are few contracts available at any given time, so really a seller can name their price as long as it's below direct and there will likely be someone who wants it.
