Future of VDH resale now that DL forward has been approved. Give me the good... the bad.. and the ugly.

I was going to say.. cuz you'll pretty much have no problem during the summer lol. The only other argument of VDH is you could just be staying across the street at Howard Johnson or something but I know you still do want to visit WDW pretty regularly so VDH still would make more sense so you could use it at both.

Yeahhh... CFW doesn't make sense for most people. I'd still argue though since you're okay with OKW or SSR, a SSR resale could make a lot of sense but you could also just use your AUL points for the WDW trips to spare the more expensive VDH points. But if you're not going to WDW too frequently it's probably better to just keep using the AUL points there.
Currently we have CCV and are under contract for VGC both resale. I was able to book Aulani with my CCV 8-) Im not a fan of any of the super close hotels, Hyatt House is pretty good we liked it but I don't like walking the streets of Anaheim, or driving or taking the bus. So Disney properties are our preference.
 
I want to find an Oct Subsidized Aulani contract to be our SAP points. Not sure how easy that will be though.
Saw a subsidized recently, thought about it for about 15 minutes and was too late! They go so fast.

That's fair. I've never stayed at a hotel when visiting DL so I really can't say to the quality of the hotels but I do know how the surrounding area is so I can't blame you for wanting to avoid that.

Ugh if I didn't have family nearby I probably would own at VGC. I absolutely love that resort and have some great memories sitting by that fireplace in the lobby late at night. I still try to celebrate most major milestones with a dinner at Napa Rose. Can't beat free lodging and free cast member entry passes from immediate relatives though. I think the last time I paid for Disneyland tickets was in like 2014. The fact that I still want it despite no real need to stay there I think says volumes about the resort and would be my personal choice to own.

Am I the only one who does NOT think VDH standard views will get any better with Disneyland Forward? Ok, I’ve pulled up the map in my DL app and possibly the south facing room views with high floors get better? Not sure how many of the rooms are standard to begin with and how many of them are high enough to actually view south into a park. I’ve only stayed once and my standard studio view would not get any better with any of the proposed expansion plans.

I had major power line views and a ginormous ac facility. Honestly don’t think those two things will be moving. Maybe the ac but moving those power lines is likely not going to happen.

Really makes me grateful for my shrubs, walking path, and AC unit standard view. Too close to the ground to see the power lines I guess. 🤪
 
I am definitely team VGC resale all the way. The price is high but right now VDH is roughly $3.75/pt more expensive than VGC every single year because of the higher annual fees and occupancy tax at VDH. Over the 40+ year life of the contract the annual ongoing cost is a significant factor for me.

For my particular use case I also didn’t like the fact that the room ratio at VDH is so tilted in favor of studios and against 1bdr and 2bdr.

If I was looking at it purely financially I do think that VDH points will appreciate somewhat over time. Or based on the current incentives, you could rent them and generate a decent return.
 
I expect VDH to probably do a little better than RIV over time but it may depend on what/where Disney creates additional DVC properties, how big they are, how they compare, etc. I also think there may be a couple year period where Disneyland Forward construction is off putting so I don’t think we can confidently predict VDH resale will do better than RIV resale for the next decade.

Well you can get RIV resale contracts now for $115pp…. how low do you think VDH contracts would go?

I think VDH resale prices could be there in a year, but at $115pp you are almost at a 6% ROI if you rent at $20pp pre-tax. That has to put some sort of floor on it…..

I am under contract for VGC resale but Im looking to get 150 direct points. I said I would NEVER buy VDH. Ive stayed there and I didn't love it. With that fact aside I am seeing how the availability at VGC is really tight even as an owner. So I will likely have to suck it up and stay at VDH every now and then.
I'm a bit confused how you've concluded the above. I've been an owner at VGC for a few years now and there isn't really any issue with owner availability. Peak times are a little more popular, and Disney took out inventory fall 2024 for refurbishment, changed their mind, and put inventory back. But outside that, no problem.

Absent economic shock, I would expect it to stay in triple digit range, but I don’t have much confidence where it will be between $100-200 over the next decade. Whether it gets below $120 depends on current direct pricing, how unpleasant DF construction is, if they flip more GCH into VGC, other DLR DVC options, and how annoying it is to book rooms once there are a lot of trapped resale points and even more direct points trying to trade in, I think?

I’m not one of the people afraid of walking/ubering from nicer/closer “offsite” hotels, so I value it differently than others….but it’s already having trouble selling around $140 with almost no supply, right?

I’m with you, there are only a few views that look south (into DLF) the rest will always be looking west over walnut into the neighborhood, or north over a bunch of other stuff with some theme park possibly in the distance.

I wasn’t sure if the north ones are even considered standard view because they presumably have a view over the new smaller pool?

Just looked, all the standard view rooms are either the ones facing south, or the 2 to 4 per floor facing west on the south side of the tower. All of the north or east facing rooms are preferred views, as are the west facing rooms on the north side of the tower (Anything that can see either pool is preferred view).

There's a total of 92 standard view rooms. A large majority of which face directly south, right into the Simba parking lot. Only 21 of the standard view rooms face west. About 30 of the south facing standard rooms are below the 4th floor, which means they'd be blocked. So that leaves about 42 standard view rooms with straight views into the new parks.

That sounds pretty optimistic. The south views have fewer rooms on each floor as you go up the building (image pasted for reference). Unless Disney is going to make expansion DCA attractions significantly taller than they have in the past, I don’t think anybody below 6/7 is going to have much of a view. Plus the top few floors are going to have most of their view that isn’t straight out over the far edge of the park blocked by the tower where it juts south, right?
