Fair price for points OKW

Hi,

We are regular Disney goers but will never have an extra $25K laying around as we have a son who is special needs.

That being said we have stayed at OKW in a 1 br and loved the feel of the resort, the bus, the check-in, etc.

I have been reading what members pay for points to join and then I wonder how members can afford to sell them for $9-$10 per point.

I want to start staying at OKW in March and May but wondered what is a fair price to pay for both parties involved?

I'm a bit confused about what you are asking. Are you asking about RENTING points for a stay at OKW, or are you asking about a reasonable price for an OKW resale?

Thanks for asking Diane, I need to rent points. I just checked the reservations from Disney and a week would be $3819.14. If we rented points it would almost 1K less I think.

I really need help on this one.

Truly, a "fair price" is whatever the market will bear, and whatever price you and the owner decide upon amongst yourselves. A long term owner that purchased in the early 1990s is turning an OK profit at $10 per point for a rental. Even buying in today, if you were to pay $100 per point at SSR, it would work out to just over $2 per year plus dues...or between $6 and $7 per year for those points (not including any finance charges). Supply and demand is the factor, if demand were high, the price would go up. If the market is "flooded" with points, the price would be lower.

Remember that there are risks and trust involved on both sides of the transaction, the member may not get paid...or the renter may have his ressie cancelled at any time. Disney does not intervene in rental transactions.

Ok, so if someone is selling points for $10 per point they are making money and I get to stay at OKW.

So it fair for both parties?

Okay...Chuck gave you a good answer. I was trying to decide if you were contremplating a resale and wondered about the per point cost.

For what it's worth, purchasing might be a good idea for you anyway, since you plan to go multiple times a year. With your own points, you would have all the benefits and perks with none of the worries and booking issues that you do with renting. Remember that you are paying the sale price over the course of 35 years of use. You KNOW Disney will be charging more and more for that same accommodations, but your cost as a DVC member will only go up a smlal amount in dues. It might be worth it to run the numbers if you plan to do those kinds of trips annually.

I was seeing that we would spent almost 5K this year in hotel bills at WDW unless we go to value which is not an option for me or DH.

I just don't know where to get the money to buy into a timeshare and pay dues also.

Maybe we will take the tour in March and see if it is something we can do. Is there a program that crunches the numbers for us? Or a formula to figure cost?

We were doing what you are doing 10 years ago, and it didn't take us long to figure out that ONE TRIP would pay for 25% of the DVC. We figure we had "free" trips in about 4 years with the exception of the maintenance fees, but at less than $4 a point for OKW, we are spending a LOT less than that 5000 per trip, and our "rent" will never go up. The tricky part is figuring out just how may points you will need. Since you seem to know that you want a 1 bedroom and you know which times of then year you like to vacation, just plan out how many points you would need annually by checking the point charts at the top of the page.

Exactly. If somebody else is willing to pay $11/point, then $10/point isn't a fair price no matter what price the owner paid for them. If if nobody is willing to pay more than $8/point, then that's the fair price - again, regarless of what price was paid.
