DVC plans to target commercial renters

I don't usually toot my own horn but figured I would share this one here. Multiple times during this week's condo meetings, members of the board openly spoke out against commercial renting by large point owners, saying "We are actively pursuing plans to go after those people and stop that behavior."

@DonMacGregor, you just don't understand. Walking reservations and commercial renting aren't really problems, and any possible action to curb these non-problems would be far too onerous to the masses of DVC owners who don't abuse their privileges as DVC'ers.

Or something like that.


I mean it's terrible DVC would want to try and follow the rules as written or as intended. They must be evil :)
 
In all seriousness, I am happy to see that DVC is at least (seemingly) acknowledging that walking and commercial renting are activities in which they need to take an active interest and potential action. I am all for it.

Agreed and while walking isn't technically against the rules I'd like to see it stopped.

Commercial renting is against the rules.

Just like with your kids, don't make a rule if you're not going to enforce it. Then what's the point?
 
It makes sense if their plan is to lean more into DVC than hotel bookings, which is what it looks like from the last few years. Gotta clean up the product and make it more attractive to new and add-on buyers

Sorta like “Haha! All the gullible rubes who bought direct could have saved $20k, just like I did, on my 25-point VBR contract! I don’t need any discounts: I saved half a million bucks! Wait, what? I can’t get into Moonlight Magic or the new lounge? Aren’t my points just as good as anyone else’s? DVC is classist!”
 
On Walking, I would favor a new booking rule being implemented saying that reservations made during the first month of the 11-month Home Resort period cannot be modified to drop days at the beginning of the reservation. If a member drops a day(s) at the start of a reservation then the entire reservation will be canceled and the member has to rebook the days they want. The member could still modify a reservation during the first month to add days at the back end of the reservation and/or to add/change names of guests on the reservation. Any reservation made at the 10-month mark or later would not be subject to this rule.

Someone trying to Walk a reservation could still gamble that they could cancel their reservation and quickly rebook a new reservation with a later start date. But they run the risk of losing some or all of their dates if another member steps in and grabs those dates before the first member can begin a new booking.

Exactly.

I am curious to hear from some of the folks here on DIS who could barely allow themselves to acknowledge that commercial renting exists and that the concern was way overblown. Even DVC is FINALLY recognizing that it's a problem.
 
I don't know which bandwagon to jump on. It is tough to choose between the newly announced anti-walking effort or the crusade against commercial renting about to be launched. Decisions, decisions, decisions.

I have no problem with a legit DVCer walking a reservation they rrrreaalllly wanted to snag.

Deal. That's the bandwagon I'll jump on.

Definitely too early for a victory lap but at least there's vindication that commercial renting is an actual problem. Notwithstanding many of the debates to the contrary here on these forums.
 
I've been saying this for a while now, but if I were a large-scale renter, I'd've had an exit strategy in mind, because Disney would almost certainly follow in the footsteps of Wyndham, Marriott, and Bluegreen et. al., all of whom at least try to dent the private rental market to various degrees.

Today, I'm thinking hard about executing that strategy.

I would not personally support this, but I could get behind something like the initial reservation you make can only be modified say 3 times.

It will be interesting to see how Disney executes on this. The balance is to be able to say to say to prospective buyers "you can rent out your points when you don't want to use them" while still doing everything they can to limit these commercial points out there...

Friends at home playing along, in mind those commercial renters are "competing" with Disney to fill the rooms... Mickey would rather keep all that money to himself than have to split it with a middleman or three.... Unlike walking, there is a clear financial advantage to Disney to shut down commercial renting... Assuming Disney can fill the rooms on their own..
 
The rooms are full now, and that's with a private rental market that is both more opaque and higher risk than renting directly from Disney. Disney should be able to have a higher RevPAR than the effective rate at the moment.

Given what I thought was a call-out here, I had to Google "Bluegreen." I just want to make it clear that I have ZERO, absolutely ZERO, relationship to that company. In fact, I didn't even know they existed until right now. My Disboards name was a screen name I had back in the AOL days and I don't even remember where it came from, but it stuck.

But, wow, now I wonder how many people have wondered about any affiliation....

Sorry, I'm a very cynical person when it comes to businesses. But, that doesn't make me wrong always.
