DVD does not make any commitment that it will add additional phases to the Condominium or that it will elect to subsidize the Annual Operating Budget in future budget years beyond December 31, 2005. </p><p><font face="Arial" size="2"><br><sup><u><font color="#FF0000">3</font></u></sup>  </font><b>Developer Subsidy for Vero Beach Owners who purchased <font color="#0000FF">prior to 1/1/96</font><br></b>Estimated Subsidy Calculation = ($3.6350 - $2.7051 = $0.9299)<br>The Vero Beach Resort is structured as a phased condominium, and currently only 175 Vacation Homes have actually been made part of the Condominium. The Condominium also currently includes most of the necessary facilities and infrastructure and provides for most of the necessary services to support the entire project upon build-out. Therefore, as with any similar phased condominium, Common Expenses are higher in the early phases of development. </p><p>The amount of the developer contributed subsidy as set forth in this Annual Budget is an estimated amount only. The actual amount of the developer contributed subsidy to be paid by DVD will be equal to the amount necessary to pay the difference between the actual Operating Budget determined on a per Vacation Point basis based on 175 Vacation Homes and the actual Operating Budget determined on a per Vacation Point basis based upon 266 Vacation Homes. The obligation of DVD to commit to pay this subsidy during the subsidy period is a matter of private contract between DVD and Owners who purchased prior to 1/1/96. DVD does not offer this subsidy to Owners who purchase on or after 1/1/96. </p><p>By basing the net annual operating assessment for the budget year 2005 on the presumption that 266 Vacation Homes will be declared into the condominium, DVD is able to provide Owners who purchased prior to 1/1/96 with a lower annual operation assessment. However, DVD does not make any commitment that it will ever add any additional phases or Vacation Homes to the Condominium. It helps for those of us who like or care to analyze the numbers (after all, it's nice to have some idea of what we're paying for) even if it seems extremely tedious/boring/pointless to others. Also, last year, because TroyWDW bothered to gather the data from the different resorts, a few people were able to spot a huge difference between BCV and BWV's Transportation budget that seemed problematic. A member on this board took the time + energy and brought it to the attention of DVC Mgmt who worked to supposedly correct the issue. We'll see how that all works out w/ this years' numbers comparison. </font>

I'm not quite sure what you are asking. But here's my thoughts...

Some folks have a greater interest in how the finances are handled by DVCMC. My viewpoint is that I'm paying DVCMC to operate my property (I'm more owner-centric). In general, I'm a curious person. I also have some specialized training in doing data analysis. I think there are many other owners who are also interested in the financial aspects of our property.

I also believe that the finances should be correct. Errors, either in the owner's favor or not in the owner's favor should be corrected. Last year, this simple exercise revealed an obvious mistake in the transportation budget for BCV/BWV. Yes, the financial manager, the auditors, etc. all missed the obvious. Paul took the time to contact DVCMC and ask them to explain the budget numbers. There were several denials and incorrect explanations by DVCMC initially. But, the truth of the data was unavoidable. In the end, DVCMC admitted that there had been a longstanding mistake and took action to correct it.

In general, I think data is knowledge. By comparing the numbers we can analyze on a general level how our properties are being operated. It is one way to optimize the operation of all of the DVC properties.

I don't know if I've answered your question, but I've tried to explain what motivates me to invest the time in doing this exercise.

I'm a BCV owner and where do I go to get this information for you? To date I have not received anything from DVC on the budget for next year.

No such line item at OKW. Maybe only the shared DVC/WDW resorts have this line item.

The reason I asked!!! Over the years, the variation in dues for most people has varied by, maybe, $80 bucks a year, which translates into about $7 bucks a month. And you're doing in depth analysis for those dollars, which in my view is overkill. Now, you may have found one presentation anomaly with all those years of searching but, did it change the amounts anyone paid....I don't think so. And since Disney controls the whole thing anyway, the chance of having a significant impact on anything as the result of your efforts is virtually zero. Consequently, I don't see it as "one way to optimize...operation." ----Probably just another example of how different people view things.

Having said all that, I don't totally ignore the numbers---I usually make a quick comparison when the dues statements show up. And with our membership going back to 1992, I don't recall anything I considered a major deviation from what I expected based on circumstances.

I wasn't trying to be sarcastic. I thought maybe there was a reason that hadn't occurred to me; but that doesn't seem to be the case. And since it seems more of a hobby than anything else, -----go for it :smooth:

SSR Developer Subsidy and Guarantee footnote:

In an effort to afford all existing Owners and current Purchasers with a fair and equitable dues assessment, DVD has agreed to subsidize the 2005 estimated Annual Operating Budget in the amount of 0.4472 per vacation point, and, therefore, your 2005 operating assessment will be calculated by multiplying the number of vacation points associated with your Ownership Interest by 2.5816 per Vacation Point. DVD does not make any committment that it will add additional phases to the Condominium or that it will elect to subsidize the Annual Operating Budget in future budget years beyond December 31, 2005.

The obligation of DVD to provide this subsidy is a matter of private contract among DVD, current Purchasers and the Association (as to existing Owners). DVD reserves the right to discontinue offering this subsidized operating assessment in the future.

DVD has further agreed to guarantee to each Purchaser and Owner that they will only be required to pay an assessment for operating expenses of 2.5816 per Vacation Point through December 31, 2005. In condsideration of the guarantee and pursuant to Florida law, DVD will be excused from the payment of its share of the expenses which otherwise would have been assessed against the unsold Ownership Interests during the term of the guarantee. <snip>

Thanks for posting this kweaver! I didn't recall being told that DVD was subsidizing our dues when we purchased. I suppose that the information is somewhere in all of the documents we received! LOL I guess that when the resort is sold out we should expect to pay the full dues — if not sooner.

I didn't know either! We purchase in October 03 with a Feb use year...and dues were pro-rated for the 04 year.

I'm no expert, but it looks like they subsidized because they didn't want to pay the expenses on the unsold portion (which, I guess,would have cost more than the subsidy). I'm sure there is something in the timeshare laws that provide for this kind of thing.

I'm just happy my bill will be less! :)

Interesting that they included a statement about additional phases and how they are not guaranteed.

I'm trying to figure out how the SSR front desk expenses are 500K more than OKW.
