With today being the deadline I was just wondering on your thoughts about where prices are going to go???

Any predictions??

BTW...Still waiting on ROFR...1 week left...going nuts...submitted on 2/24. Fingers crossed.
 
I think prices may dip slightly, but will be generally unchanged. If prices dip significantly, I'll be looking to add points.
 
I hope the prices will stop falling. They can't keep asking for $140 a point if you can buy others for $45 to $90. But if they do keep falling i'll be looking to add on again.
 

My guess is that they will fall slightly (5 a pt) over the next couple of months.
Then when BLT is almost sold out Disney will start exercising ROFR. Then when BLT is sold out prices will rise.
 
I'm curious too to see what happens next. How long will resales be listed with little to no activity. After the buying frenzy that is ending now, I wonder if those contracts that did not sell will be willing to negotiate. Also, I think those stripped contracts will be around for a long time. Hopefully those owners will not continue to strip them in order for them to compete against other contracts. We would pick up a bargain if we see one, but with some contracts going for as low as $51 for BWV, I doubt we see anything lower. I'll be watching for more add on points for BWV if I find the right contract for me. I also guess the folks at the resale offices will be able to sit back and take a breath, but I'm sure they made a pretty penny during all of the most recent activity. Wonder if they are in for a drought now. Looks like it's going to be a buyers market now and I'm ready -- got the cash to buy the right contract as soon as I see one. Though it would be my .7 contract as I have 6 already (all Disney direct purchases)....April UY.

I've wondered the same as well.

I think it could really be a buyers market for awhile so long as DVC doesn't get real aggressive on rofr.
 
It will be interesting. I think that you are going to see a period of time where the number of contracts for sale drop. I believe, just from what happened, that anyone thinking of selling rigt now, did so prior to the deadline.

I also know that if prices start to drop, I will be in line to pick something up as well.

I wondered that too. Will we be bargain shopping along with Disney? I agree that most folks who were planning to sell have sold, but there are still alot of contracts out there that didn't sell too, maybe because they are stripped, or the owners didn't want to negotiate. I guess time will tell. Since we are already owners, there's really nothing to lose at this point. So the owners who didn't manage to sell, will there be a clearance sale now? :confused3

Completely agree. Let's be honest. Disney sets the price. If someone is set on buying and they don't care about the perks of buying direct, they won't waste their time making an offer on a resale that Disney is just going to snatch back up, unless they are very patient and just want to role the dice until it works out for them.

When we bought back in 2007, Disney was buying anything under $83 a point for SSR. So, of course, offers were between $84 and $88 per point. We offered $84 on two contracts, and they both passed. In today's market, I just sold those two contracts for $63 (120 pt) and $61 (270 pt), but repurchased for less. It's all relative, I guess. :confused3
 
I would say that prices have to go down and even Disney does not have the power to buy back enough points to stop the downward trend. This is great because as we draw near to retirement we will be able to pick up some bargains and spend lots of time in the warm sun rather than the cold snow.

I like the way you think!!! I just retired 6 months ago!! Since I retired on Oct. 1, I've gone to WDW 3 trips now and my next one is only 6 weeks away. :banana:
 
In our case we have had a few changes in the family with my mother passing away so we don't require the size rooms that we previously did. I would have kept all our contracts longer but with the change decided to sell sooner rather than later. There's only one contract that did not sell and if I even continue to list it I will be RAISING the price. :rotfl: The broker told me I was not the only one doing that. No matter what Disney does there still has to be an agreeable price between buyer and seller.

It will be interesting to see how things do work out.

I could certainly see prices going up. There are a number of buyers who are only buying DVC for trips to Disney. Now that the urgency of selling is almost over, it seems likely that sellers will be less willing to get low-balled just to get out from under ownership. Prices should still be good, since there are many sellers who need to get out of DVC due to personal financial issues related to the economy. I would personally like to see prices go down a little more to get another add-on, but I can definitely see other sellers thinking like this PP.

Yes it could go either way. I guess as an owner of 6 contracts it's still a win win for me. Yes I would add on if I see a contract that meets my needs and price, but if the price goes up, then that's great too, because one day I might need to sell off a few of my smaller contracts. I do have to say that while looking at the sales, I skim right pass the ones that are priced highest and are stripped. Life is too short to buy a stripped contract. I guess time will tell how our contracts will be valued in the future. Somehow I don't think the value is going to go up.

I am constantly surprised at what little price difference there is between stripped and loaded contracts. Loaded contracts may sell a little faster but IMO overall the bottom line prices are often pretty close.

I do avoid stripped contracts mostly because of our age, we want to be able to use them now without having to borrow and being in the hole. If we were young, then heck yes, It wouldn't matter, but when you get to a certain age, you would like to use them a couple of times before you leave it to your kids.
