My timeline buying from a Canadian seller:
1 day after the closing documents were emailed to buyer and seller:
buyer signed online and paid in full online.
4 days after the closing documents were emailed to buyer and seller:
sellers were trying to schedule an online notary appointment.
(Note that 2 of those 4 days were a weekend, so sellers weren't really dragging their feet.)
7 days after the closing documents were emailed to buyer and seller:
sellers had their online notary appointment.
14 days after the closing documents were emailed to buyer and seller:
sellers contacted the title company to ask why we hadn't closed yet.
Apparently the "FIRPTA Specialist" needed one more document.
I still haven't figured out if the "FIRPTA Specialist" is an employee of the title company, or an employee of some other company, or a government employee.
22 days after the closing documents were emailed to buyer and seller:
transaction closed.
41 days after the closing documents were mailed to buyer and seller:
the contract and points were in the buyer's
DVC account. (Buyer was an existing DVC owner. If OP is not an existing DVC owner, it's going to take longer to get the points.)
