Closing Time!

No I haven't. I'll be in the long houses in August. I'm actually overly sensitive to the smells of new furnishings. I stayed in VDH when it was brand new and had a horrible headache when I woke up. I'm always waiting for the new smell to be gone before I stay anywhere now.
My wife is overly sensitive to the "cologne smell" at the Polynesian (her words) which i think is hilarious. I booked it anyways 🤣🤣🤣
 
Im so sorry that happened to you. There are so many things that can happen with resale which is why im always on top of them, even if it is a bit much lol, but still if they say they're sending to ROFR I mean we cant see it so we're going to believe it!

I had no idea you can call Disney and if it was sent, very smart of you to do that! Im glad mine was caught in 10 days and yours turned out okay! I dont wanna "rock the boat" either because its a good deal. My sellers were supposed to sign their closing docs last week so I already emailed and asked my closing agent to make sure they did. I think all my follow up has ensured that my contracts have gone as smooth as possible, but I've never questioned them about ROFR, in the future I will call Disney too and make sure it was sent 🤣🤣
Crazy thing is the second I signed my contract I called back a few days later and never heard back. I kept checking my email the last 7 days of my ROFR, then I waited til 45 days, then 55 and then I called my agent, never heard back, I said screw jt I’m calling them directly, only to find out they sent it a month later… THANK GOD it passed because they started taking back those contracts in April and May. From now on, I’m with you on calling Disney. I almost didn’t want too because I was like maybe I fell through the cracks… but nahh it was my agents mistake. 😂

Anyone ever buy from International seller? I am buying from someone that lives in Canada St Alberta. They are trying to make a notary appointment. Anyone experience how long that has taken from past experience? Waiting on them to sign so I can close.

We bought our contract from a seller from the UK. It took the seller about 12 days from when the paperwork was sent to them to return the paperwork to our title company. I’m sure everyone’s situation is different but in our case it caused a slight delay.

My timeline buying from a Canadian seller:

1 day after the closing documents were emailed to buyer and seller:
buyer signed online and paid in full online.

4 days after the closing documents were emailed to buyer and seller:
sellers were trying to schedule an online notary appointment.
(Note that 2 of those 4 days were a weekend, so sellers weren't really dragging their feet.)

7 days after the closing documents were emailed to buyer and seller:
sellers had their online notary appointment.

14 days after the closing documents were emailed to buyer and seller:
sellers contacted the title company to ask why we hadn't closed yet.
Apparently the "FIRPTA Specialist" needed one more document.
I still haven't figured out if the "FIRPTA Specialist" is an employee of the title company, or an employee of some other company, or a government employee.

22 days after the closing documents were emailed to buyer and seller:
transaction closed.

41 days after the closing documents were mailed to buyer and seller:
the contract and points were in the buyer's DVC account. (Buyer was an existing DVC owner. If OP is not an existing DVC owner, it's going to take longer to get the points.)

Does your contract have a specific close by day? I'm also purchasing from a seller in Canada. My signed contract has a close by date on it. I'm not sure that I'll be waiting around after the date.

Bought from sellers in Qatar and it took 3 weeks for them to find a notary and based on that experience I will never do international again but YMMV
