Closing Time!

Mine is a resale. Is yours direct?
Historically both emails are sent within a few hours of each other, but over the last few weeks most people (if not all) are getting the activation code email and waiting multiple days to get the email with the Club ID, myself included. I needed to book a trip ASAP and waited as long as I could, but finally reached out via chat to get it expedited. I tried a few options and the one that worked was to say that I am not a member, since I technically didn't have an account yet, and it connected me to a guide who was able to reach out and get the info I needed in about 15-20 minutes. The extra advantage of that is that she offered to become my official guide so I can reach out to her with questions and get information on future sales/discounts if we want to pursue a direct contract in the future.

For you other question about the membership number for your second contract, I'm also curious what people have to say about that. We Just got our membership number on contract #1 this week while contract #2 was submitted for ROFR on 5/15.

What magic did you use to get closing documents so quickly from Magic Vacation Title? We passed ROFR May 17th and I'm still (im)patiently waiting for ours.

Almost there! Closing now was a relief because the original paperwork said the closing would be in August, and when I checked with them last week, they mentioned mid-July.

Generally speaking, what happens on offer acceptance is that both sides sign an agreement and the buyer pays a deposit that will be held by the title/escrow company; the contract is then sent off to Disney for ROFR. When it passes ROFR, the title company prepares closing documents which again the buyer must sign but the seller must also sign a set, typically in front of a notary. The seller's set of documents includes the actual deed transfer; this is what gets recorded by the authorities that do such things. The buyer sends funds to the title company. After the deed is recorded and the title company gets wind of it, they arrange for closing, which just means funds are transferred to the seller, less any adjustments, such as broker commission, etc. Then the deed is closed - but you still have to wait for Disney to set up an account and load in your points.

Far less formal than closing on a home. Typically you’ll get an email from the title company w/ instructions & the documents you need to sign attached. As a buyer you’ll likely be able to e-sign & email them back, unless you are borrowing money to buy & if so you’ll need to have your mortgage docs notarized & mail them back. If you have questions you can call the title company, but there’s no appointments involved. If you decide to wire your money you’ll likely want to call the title co. to verify the wiring instructions & I’ve always requested that they confirm receipt of the funds when I wire.
I‘ve always just wired the funds at the same time that I’ve signed & returned the closing doc.s, but some people sign/send their closing doc.s back & then wait until the title company has received the seller’s doc.s to send funds.

In all fairness; it was a delayed close. I had to wait for the seller to complete their vacation. In the meantime I was sweating the whole time since VGC prices had gone nuts in between passing ROFR and closing. I honestly wasn't sure that the seller wouldn't back out until it was done.

We have reached that point. They stated the sellers documents were expected back today. But now what happens? Do we just wait till we hear the deed is recorded?
