Just trying to price it out for the week of 4th of July.

We need 2 rooms and a 3rd area that is seperate for kids to sleep. 2BR or 3 studios (if two connect) would work.

Looking to have express pass so one of the top 3 hotels at Universal if we decide to go there.

Is an AP for one person the way to go to get a discount? Just cash direct? Go through a TA as they have better rates? What type of room?

With Disney we have DVC and I know Swan/Dolphin so it's easy when we go there but foreign to Disney.

Sounds like you are looking for rooms for 4 adults and 2 children. With one pair of adults in one room, the children in a second (connecting) room, and the second pair of adults in a third room.

What are your exact dates?

Generally, if you are booking multiple nights at a Universal hotel, a single annual pass can result in huge savings. But having a bit more detail would help determine that.
 
If you want to get creative, one option is to book a one-bedroom suite at Portofino Bay (officially sleeps 6 including 4 adults). That gets you 6 Express Passes. Then you book a second room at Endless Summer for the other 2 adults. Those 2 adults can use the 2 extra Express Passes from Portofino Bay. This assumes 4 adults, 2 children, and 3 sleeping rooms.

For June 30 to July 6, with annual pass discount at Portofino Bay:
