Buying New vs resale

Still trying to figure out this DVC stuff but the first thought that popped into my head was: Why buy a new DVC i.e. BLT, at a minimum investment of 17,000 dollars when you can buy a resale at another resort a much less investment?

Well, if you are going to buy where you want to stay, then buying new for BLT is the only option right now. You can buy a resale at another home resort, but you will only be able to make reservations at the 7 month window at BLT.

BLT also has lower dues, so you should factor that into your costs as well.
 
Many others have had the same thought and bought resale rather than direct from Disney. As you read these boards and learn more about DVC, you'll probably see the general advice to "buy where you want to stay". If you really want to stay at BLT, but think you'll save $ by purchasing a resale someplace else, you might be disappointed if you have trouble booking BLT at the 7 month mark. If you purchase a resale contract because you really prefer that resort and would like to try out the other resorts from time to time, then a resale might be for you.
 
If you really want BLT and want to buy resale, be patient. I suspect BLT contracts will hit the resale market soon. Now, of course, there are some downsides to this, You may not find the # of points you need, contract may be stripped (no points until 2010 or later) and I believe the closing cost through a resale company is a bit higher. But of course that is negotiable. The first resales of BLT to hit the market may not be much less $ per point, but you may find one for less than the 160 points minnimum needed to buy your original contract through DVC. Good luck.
 

We bought into AKV in September after long considering the virtues of buying direct via Disney vs some savings of buying resale. Ultimately, at that point in time we paid $96/pt when the resale market was generally $90-92ish/pt but may not get any points for a year or so. Of course, through Disney, we got immediate points plus another full set through Developer Points. Given those circumstances and the ease of doing it direct, we don't regret that decision.

That said, today the math seems to be changing fast in this economy. Now Disney is asking $112 (maybe $105-$107 after discounts) for new resorts while resale is showing AKV in the $80s and SSR in the $70s. With that math, it is downright compelling to buy on resale. This should prompt Disney to either (a) reduce their price a bit, or (b) more actively exercise their right of refusal to maintain price integrity. Of course, the comment about buying in your desired resort makes sense, but let's be honest. BLT is the best thing since sliced bread this year and gets a premium, but 10 or 20 or 30 or 40 years from now it its luster will diminish (yes - it is a great location, I get that). Regardless, if one could buy into SSR for $75/pt on resale vs $107 new at BLT, and the owner will have a very similar vacation experience for the vast majority of their years of ownership, and the owner will ultimately end up staying at their home resort only a fraction of the years, I think it would be absolutely silly to buy into BLT right now at that price.

In 3 booked reservations we now have, we're only staying at our home resort once and imagine that ratio will continue. Just my two cents all.
 
we bought a resale at VWL because we weren't that excited about SSR, we have yet to stay there but we go off season....if you vacation at less than peak times you could roll the dice
 
Hi! I also bought VWL resale. With previous year's points, and split closing costs, my 50 points were actually about $74-$75 each. That's far less than DVC pricing, even on the older properties. Also, I could not have bought in through DVC with such a small contract.
I preferred resale, because it allowed me to pay cash for a contract that will pay for itself in DVC studio stays in about 4 years for me, considering the fact that a 40% discount on studios is almost always available for a cash reservation with one discount or another. I'm eligible for all DVC discounts, but I am not overly committed in terms of cash. I'm still able to take advantage of any free dining/7 for 4/AP/ FL Resident discounts, etc. We'll use our DVC points when we plan to spend more time at the resort.
Resale suits my vacationing style, which is very flexible and very often without having to sacrifice nice meals and pleasant extras.:goodvibes
 
I read on the Board last night, sorry cannot remember the thread, that the OP had seen a BLT listed resell but not thru TSS. They listed no information other then it was listed at $100.00 a point.
I have emailed TSS about potential BLT resells, I think they are just as impatient about it as I, lol...We did purchase our DVC thru TSS and was very very pleased with them, and will likely add on with them as well.

...like to resort hop and don't mind where you stay, or cannot consistently book 8 - 11 months out, then buy the best deal on the resale market. Home resort advantage will mean very little to you. Pay attention to the resort expiration date (if that matters to you). SSR, AKV, BLT expire 2054, 2057 and 2060 respectively. Some OKW contracts have been extended, and will expire 2057 as well. VWL, BWV, BCV, VB, HHI and original OKW contracts expire in 2042.

...really want to stay at a certain resort or resorts most stays, then definitely buy where you want to stay. You may have to buy direct in order to do that (e.g., BLT).

We're resort hoppers, and we've had great luck making reservations at other resorts at the 7 month window. However, that may change, and you sure wouldn't want to be disappointed with your home resort.
 
Resale can allow you to enter into DVC with a small contract. I just bought in through a VWL resale (50 points).

Once you are a member, you can add on, through Disney, smaller contracts at other resorts, or the home resort you purchased resale. It gives you a way in without that $17,000 up front cost.

Of course, my plan was to become a member so I could add-on at BLT with only 100 points next fall. Well, that didn't work since I was so excited about BLT opening in August (when I already had reservations on cash at the Contemporary) that I added on 100 pts today. I got matching developer points for SSR so will be staying there 5 nights in August and hopefully, adding on two more nights at BLT tomorrow. At least the $1700 I was going to pay for my Contemporary room (had a 40% off code) helped offset the buy-in amount for the BLT points.
 
Buying into DVC via resale market will allow you to puchase less than minimum buy-in required by Disney - 160 points.

Try to determine as best you can how many points you'd need.....will you plan to travel to WDW every year or every 2nd or 3rd - can you manage with buying in at less than 160 pts ? With banking you can have double your allotment of points every 2nd year to use, with banking & borrowing you can have triple allotment every 3rd yr to use. If you take a look at the point charts ( link is at upper right of page under TTS banner ) you can get a better idea what amount may work best for you based upon resort you most want to stay at ( which as pp's here have said you should pick for your Home Resort ) and according what size villa / # of nights / season you'd prefer.

In the future if you find you want more points you can add-on points through Disney (presently at min of 100 pts at BLT & min of 25 pts at other DVC resorts). And you may want to look at annual Maintenance Fees which currently range from as low as $3.67 per point at BLT to as high as $6plus per point at Vero Beach.

Not sure if this is the right thread to post this, but it seems like a good place given the logic of the posts I have been reading.

I have two SSR contracts: one for 150 and one for 130 both with a March use year.

We would love :lovestruc to own at BLT as we would definitely prefer to stay there over SSR and would probably make good use of the the 11 month window. Unfortunately, I cannot just do another add-on.

Does anyone have thoughts/advice on selling back the 130 point contract and buying a similar amount of points in BLT?

Should I wait for BLT to go resale? Is it not worth it overall? Before I drive my husband crazy :eek: , I need advice :confused: .

I know that I wanted AK villas and found a contract that offerred 160 banked 2007 points and 160 unused 2008 points. The bottom line is that I paid $94/point to accomplish this. The process has been seemless so far but then again....I still can't make my reservations despite wiring the funds last week.

I'm not an expert -- just started into the resale process, but one thing I've learned in my research, is that it takes longer to do resale than direct purchase -- time for the closing docs to circulate, and then time for Disney to get you into their system. Someone suggested that you might be able to use your SSN to ask MS if you're in their system yet -- but it sounds like you may need another week or two at least.

BTW -- how long did it take you to get thru ROFR? (I know the wait for me for that is going to seem interminable, but at least I don't need to make a rezzie really fast after my expected finalized date, or I'd get frantic).
 
danno, Hi! While it seems like it takes forever, there are reasons. The title agency can email everything to the buyer with closing docs sent as an attachment. They have to wait for the buyer to send everything back though, before they can mail or fedex everything that was signed by the buyer to the seller. The seller then has to have everything notarized and mail it all back to the title agency.

Try not to think about it! Time will go by faster. ;)
 
Thanks for the advice. I will be patient here and my broker has been very helpful. It only took about a week to make it through the right of first refusal....very quick. I already have vacation scheduled for memorial day week. What do you think my chances are for a studio savanah view room for that Tues, Wed, and Thurs? We're going to try Vero Beach on Monday and I always need my free express passes at univeral studios for staying onsight!
 
I also bought resale and started off with nowhere near the Disney buy in. It all went smoothly (GMAC) and I hope to add on soon at VGC..and I STILL won't have the Disney minimum. I'm pretty easy to please and would be happy anywhere at WDW, so that didn't sway me. Now, at DLR VGC is the only game in town, so far, plus my favorite hotel, so those points are where my focus is.

I'm not necessarily sure this is a valid generalization. We have been members at OKW since 1994 and SSR since 2005. In the 15 years we have been members, we have stayed twice at HHI; in September DW and her sister stayed in a Boardwalk view room at BWV and DW took her sister on a DCL cruise on points one year. All of our other stays have either been at OKW or SSR...By choice!
