We bought into AKV in September after long considering the virtues of buying direct via Disney vs some savings of buying resale. Ultimately, at that point in time we paid $96/pt when the resale market was generally $90-92ish/pt but may not get any points for a year or so. Of course, through Disney, we got immediate points plus another full set through Developer Points. Given those circumstances and the ease of doing it direct, we don't regret that decision.
That said, today the math seems to be changing fast in this economy. Now Disney is asking $112 (maybe $105-$107 after discounts) for new resorts while resale is showing AKV in the $80s and SSR in the $70s. With that math, it is downright compelling to buy on resale. This should prompt Disney to either (a) reduce their price a bit, or (b) more actively exercise their right of refusal to maintain price integrity. Of course, the comment about buying in your desired resort makes sense, but let's be honest. BLT is the best thing since sliced bread this year and gets a premium, but 10 or 20 or 30 or 40 years from now it its luster will diminish (yes - it is a great location, I get that). Regardless, if one could buy into SSR for $75/pt on resale vs $107 new at BLT, and the owner will have a very similar vacation experience for the vast majority of their years of ownership, and the owner will ultimately end up staying at their home resort only a fraction of the years, I think it would be absolutely silly to buy into BLT right now at that price.
In 3 booked reservations we now have, we're only staying at our home resort once and imagine that ratio will continue. Just my two cents all.
