BLT looks a bargain?

Yeah that’s what I’m annoyed with—or maybe I should say jealous of. Everything I see on DVCForLess (which aggregates a number of sites) is in the $119-$135 range. Am I supposed to be throwing lower offers and seeing what sticks?
You can always offer less. There are some listings that say only asking price will be accepted or firm. I just skip those and offer on others. Also make sure too look at point status, contracts with extra points “loaded” will have higher asking prices than those that don’t. My 1st contract I offered low on SSR and was declined, offered low on AKV and was declined, then I offered a little lower than asking on a CCV loaded and it was accepted. I’m so happy my 1st 2 offers were declined. I’m thrilled with my CCV deal.

Out of curiosity, I put in a stripped 100 pt BLT contract in their instant sale quote tool and it said they’d buy it at $114/pt.

That’s good to know, I didn’t realize they hit the seller with the closing costs too. Those were over $900 on that contract

Just to add context, I have sold with them and to be fair, they did not push the instant sale and encouraged me to list to get a buyer as it would yield more for me.

But, it’s an option when people are in a situation and don’t have time to wait.

Yes, the Instant Sale site is balanced and shows you what you would potentially make with a private sale vs instant sale. But they do charge pretty high fees for instant sale, in addition to paying bottom dollar.

That’s fair, I’m actually surprised that their instant sale offer is as high as it is. I would think they would want a greater margin of profit to make it worth their while.

Their $117/pt instant offer really becomes more like $111/pt when you consider that the seller will have to pay the closing costs instead of another buyer paying the closing costs.

I think in many situations, they are expecting it to be taken by ROFR so they don’t actually have to buy it

FWIW their instant sale price was and still is quite a bit more than what I paid for mine when I bought.

Watch the aggregator sites and you will see a trend of which brokers charge a premium.

Also wanted to add I have purchased 3 resales, and I have 2 in progress. I’ve made a lot of offers and never have offered with a contract from the board sponsor.

My BLT contract I made an offer with the board sponsor and the sales associate said something like "this offer is probably too low, most sellers aren't looking to go lower than 10% below asking". I said, "okay that makes sense please offer it to them". I got a call an hour later that it was accepted. Admittedly it was 127pp but with double points next year and 75% of its points this year.

That is definitely a great perspective!

My favorite relaxing-nap-in-the-stroller place was the bbq pavilion by the pool. It was so quiet and no one ever came by. I guess because the running path was crummy? Someday I hope to use the BBQ there (and hope they keep it, or some kind of grill, after the refurb)

It's all relative! When we were looking, our youngest was still in a crib/pack and play, and often the kitchenette was touted as a quiet and dark place to put the baby. Also - when using the second sink in a studio, you're out of the way of anyone else moving around (unlike the little kitchen shelf in many of the new studios....) Ultimately we only stayed in a BLT studio without the kids, and it was perfectly nice and a fine space for just 2 adults. I could also see - if they keep the kitchenette - a BLT studio being a decent snowbird-y longer stay once I'm retired.

!! I'm sad the arcade is gone, and I guess it shows how often I've used the gyms at WDW - 1x at Riviera and counting. I tend to get my steps in in the parks.

@Lumpy1106 do you mean no QS in the DVC building itself? @disneylandtour i'm only aware of contempo cafe in the Contemporary building? Is there a secret QS in the BLT building? Or do you mean, the QS in the Contemporary is much easier to get to than most of the QS at other DVC-inclusive resorts (which I will agree with, especially for VGF in the OG villa building)

The only QS at BLT is the counter service by the pool. For anything else you need to go to the Contemporary.
 
Same here; haven’t used them. But I probably would consider them as a seller.
Can’t recommend them as an international seller, wasn’t a great experience and a disturbing lack of knowledge on FIRPTA, there were also some hidden fees that were not outlined upfront
Selling with www.DVCSales.com was excellent though and they matched lowest commission out there, 7% whereas DVCRM is 9.25%
