Annoying Sellers

Yeah, I did/do want that contract. But it's not the only contract out there & if this seller can't get her crap in a pile to get those docs out, what else can I do? Besides wait, I mean. And waiting doesn't do me a bit of good. Neither will walking away, really. I'm damned if I do & damned if I don't, really.
 
:sad: I just officially cancelled our contract this morning. Have been waiting 69 days for our sellers to return closing documents. They have gone totally silent. We hung on as long as we could because it was a sweet deal and we really, really wanted it but the complete lack of communication was too much.

I know there are other contracts out there with our names on them but it just makes me sick to my stomach to start this process from scratch all over again.

Why???????? If they didn't want to sell why did they even list it and accept our offer?????

Received copies of the contract this morning with a notation stating that the timeline (the 75 days processing) officially starts when the last person (in this case the sellers) signed and not when we signed. That could potentially take us to the end of July (?!).

Do you think this is going to make it pretty much impossible to get 7-10 days vacation at WDW this year? Even if we pass Rofr. We will be way over the 7 months booking window (forget the 11 months). I'm thinking I need to start preparing my family for the sad reality. Any thoughts?

Depends when you are going. Right now SSR has studios and 1 bedrooms everyday of the month for Aug and Sept. OKW and AKV have just about everyday available for the same rooms and times. There's even weeks at a time available at BWV.

But when you are talking about nearly three months before getting points to even use, you are looking at mid-August and that doesn't leave much at all unless early September is still open and if princessaloha can go then. Nothing much will be left from mid-Sept through early January.

This is exactly why we won't be looking for another loaded contract if we decide to make an offer again this year. We are currently at SSR using BLT points I intended to bank in Sept because we were SUPPOSED to have 300 resale points to use. That timeframe is shrinking. Rapidly. :mad:

It doesn't make sense to me why anybody would drag their feet. Between email and faxing, it doesn't get any easier to return documents.

I'm only 6 days into the process (listed on 5/10, received offer and accepted it on 5/13, now just waiting) and I'm itching to get my check!!

I agree with the initial documents but once you have the closing docs everyone on the deed has to sign and it has to be notarized, certainly not impossible but requires more planning.

Just have to hope it goes through.....I've already lost 3 other good deals on OKW to ROFR, maybe 4th time is the charm.

Made a couple of new offers this morning. On two of them, the seller countered and I accepted. Then a couple of hours later both sellers changed their mind and wanted more (each of them wanted around $1,200 more). :mad:

First time I've ever had this happen to me and then twice in one day. Either they can't read, they can't do math or they can't read and do math. :confused3

Here's an update to this story.

While I never could get an initial deal with either of these sellers, I did go back to both a week later and made brand new offers.

With one we now have a signed contract that is at ROFR. The bright side is that with the new offer and negotiating I got them to pretty much the same price as to the contract that they had previously backed out. It was just $100 higher then the original contract, which is far less than the $1,200 they tried to add after they had already agreeded to the price.

The 2nd seller though stuck firm and we never could come to a deal.

Just found out that I another seller (that's the 3rd one) that changed their mind and backed out of the deal a couple of days after I had signed the paperwork.

Wow - you have a knack for experiencing the "rare exceptions" quite frequently, don't you? When newbies ask "Should I worry about ROFR?" and "What if the seller backs out?", we can say, don't worry, it's very rare for that to happen... unless you're Doug. ;)

Sorry for your difficulty but, of course, another contract will come along... Hopefully better than the one you lost!

Lucky me, I feel like I'm the exception that proves the rules. :banana:

I did put in another couple of offers this morning on some different stuff, but I'm running out of time as I'm going away on vacation for a month near the end of July so won't be around to do any paperwork.

I'll have to just think happy thoughts about my BWV contract passing ROFR :)
