CORRECTED (again) FROM ORIGINAL POST -- YEARLY INCREASE OF 2.9% (not as high as I reported earlier...I made a mistake.)

Dues for 2002 look to be up about 3%. Maybe some of it will come back to us since the tax estimate is the real increase.

Here's a comparison

2001 Operating - $2.0694
Capital Reserves - $.3466
Taxes - $.7157
Total $3.1271

2002 Operating - $2.0671
Capital Reserves - $.3884
Taxes - $.7608
Total $3.2163


Roughly a $.09 per point increase.

I'll look at the budget more carefully later but thought others might be interested.
 
That is a significant increase, but probably due I guess.
 
Significant, but still seems to be less than we heard about Vero.
 

Pam, where did you get those numbers?

In the DVC Association estimated budget report I received today, it shows for 2002:

Operating Budget $2.0671 / point
Capital Reserves $0.3884 / point
Estimated Taxes $0.7608 / point

Total: $3.2163 / point

Of course nothing is official until voted on at the actual board meeting.

P.S., I believe your estimated taxes of 0.7708/point may be a typo. If you add your three numbers up you get 3.3572 instead of 3.3472. So if taxes are really at 0.7608, then the only difference would be the operating budget which yours says is 2.198/point and mine says is 2.0671/point.

I'm showing an increase of just under $0.09 /point, or up 2.85%.

Are you sure yours are for OKW?
 
This is the first time I have ever received something the same day as some of the people who always receive items first...

Hanging my head in shame. I did make a mistake. I took the Operating Number from the budget list....I missed the paragraph where it was broken out.

However, I sure am glad to be "wrong" and have a 2% increase! :) :)

The numbers above have been corrected.
 
Before today I might have been disappointed in any increase (given the past few years), but having been prepared by this thread for the original 6% increase, I was very happy to see the 2% increase instead!:)
 
That's less than $4 a month for me (500 points). I don't think it's too painful.
 
I am paying $59.61 monthly for 240 points. It is deducted from the account I had set up. 59.61 x 12/240 = 2.9805 per point. I keep reading that dues for 2001 are $3.12 per point how is that figured? I understand that an increase to $3.21 is a 2% increase
but I can't reconcile that with what I have been paying. Any explanation is appreciated/
 
The OKW dues were $3.12 per point. Sounds like you've been getting a bargain!

Did you purchase points in 2001? Since they pro-rate the dues that might make a difference.

If you've had the points all year, then at $59.61 / month, you've only been paying dues on approximately 230 points. (59.61 x 12/230 = $3.11/point)

Looks like you're getting a deal. 10 points free of dues. Maybe.

Of course, on the other hand, when the December statements come out, if it turns out you were undercharged, then it will show a deficit for 2001 and your 2002 monthly fee will go up to make up for it.

For 240 points 2002 dues would be about $64.32/month. However if you had a deficit in 2001 of about 2.79/month, then if I were you I'd be prepared to see my monthly payment go up to almost $67.11/month to make up the 2001 deficit. Unless in the computer they've got you at 230 points instead of 240 points.

You may have had a rebate on taxes from the year before. They usually overestimate the taxes and credit the current year dues for the difference, thereby reducing your monthly payment. You would need to look at your 2001 dues statement for the calculation.
 
BobH, Debbie's answer is probably the more correct one.

Pam, I don't mean to be picky and keep pointing out mistakes, but the increase in dues amounts to 2.85%, not your 1.7%.

(3.2163 - 3.1271) / 3.1271 = 0.0285.

That's probably close to the inflation rate for 2001, and represents good management on the part of DVC. It's interesting to note that Operating Expenses actually went down. It's the reserves and the taxes that went up.

I figured that I should have paid $64.32 per month on 240 points if dues were $3.12. All I can say is that my checking account is in fact only debited $59.61 per month. I purchsed 240 points in Oct of 2000. My deed was recorded in Nov 2000 and I received my copy of the deed on Jan 9, 2001. I would think the entire year would be paid at $3.12 per point unless they overcharged me for the last 3 months of 2000 and I closed in Nov of 2000. At least now I undertand how to figure everything thanks to everyone's help. I still can't understand DVC's math on my acount but at least it appears to favor my position.
 
Caskbill -- I know I seem to have been numerically challenged yesterday. Hopefully, today will be better.

BobH -- If you still have it, take a look at your actual Annual Dues Statement (your bill) from last year. I can't lay my hands on the one for 2000/2001 but I'll use the 1999/2000 bill as an example.


For 2000 the dues were 3.1623 per point. For my 369 points I owe $1,166.89. BUT, in 1999 the estimated dues ended up being more than the actual charge. The difference was deducted from the $1,166.89. (I haven't got the actual amount because I also have Vero dues that were added together at this point. The deduction to my total bill, including Vero, was $43.22) My combined Vero/OKW dues bill for 2000 was $1,381.95. Minus the tax refund my actual bill was $1,338.72.

Your monthly payments are probably based on the reduced amount. The same thing may happen when you receive this year's final bill.

The actual dues were $3.1272 so your "bill" would be $750.53 or $62.54 per month. You say you paid $59.61 per month or $715.32. That's a difference of $35.21 over the year. Sounds like it is indeed the tax rebate taken off your final bill.
