Here is one option DH and I discussed as far as banking/borrowing points so we could go every other year and stay on a one-bedroom standard view at BWV (which would be our home resort). We are seeking a 150-point contract at BWV via resale to do this.

We buy in 2009, looking for a contract that has 2009's points available. We bank 2009 points, and then we use 2009's points plus 2010's points, plus borrow 5 from 2011 so that we can stay 11 nights in 2010. We keep doing this, staying either 10 or 11 nights each trip. That way we won't waste any points. Another option is to rent out 2009 points, take the cash and use it for a quick getaway next summer (since we are not planning to go to WDW again until 2010 anyway), and then in 2010, use all 150 and borrow 144 from 2011 to get a one-bedroom for 10 nights. We are definitely set on the one-bedroom. We want the space, the kitchen, washer and dryer since these would be great with 2 little ones! Plus the idea of DH and I having privacy after they go to bed is priceless!

How do these options sound? We were also looking into using our 2009 points on either the Concierge collection or the World Passport collection, but not sure I would want to do this necessarily. Have to look into it more, as to which places Interval Int'l offers for 3-6 night stays.
 
As new owners, I would recommend that you research the Rent and Trade boards, here on the DIS, to get a feel for how that process works before you plan renting out that first year's points. You will watn to educate yourself on it before attempting, particularly if you are new owners.

A LOT of us, my family included, use a similar banking/borrowing system every year to avoid losing points. We bank what we're not going to need prior to the banking deadline, and then if we decide to take a short-notice trip in the latter part of the UY, we borrow.

The only downside of that strategy is that if you have to cancel, you stand a real good chance of losing the borrowed points because they're "Use or lose" and you would be near the end of the UY.

Another option is to rent out 2009 points...
I agree with the previous poster that you need to be thoroughly familiar with the ins and outs of managing your DVC account prior to renting. The biggest risk in renting (IMHO) is an owner or renter who doesn't know what they are doing. People worry about fraud, but the real difficulty is just not understanding the process and the differences between a rental ressie and a regular hotel ressie. Renting early in your UY helps, because if you have a problem, you have more time to fix it.
 
I think you technically have a slight financial and flexibility edge when always borrowing points. (Would you rather bank or borrow 0% money)
Once you bank points into the next year (i.e. 09 into 10), you must use them next year (10) before they expire.
If you were planning to borrow (11 into 10), but something comes up, you can still bank all of your (10) points and go the next year (11 using 10 and 11 points).
(Note, once a reservation is made using borrowed points, those borrowed points cannot be sent back to there initial year. and of course all banking must be completed within the first 8 months of the UY)

As you noted, being able to borrow and somewhat use 3 years worth of points might over-ride the "use it or loose it flexibility."

You could also spoil yourself forever by using your 09,10&11 points together on the first trip in a 2BR and/or Boardwalk view.
 
You also might want to consider buying 160 points direct from Disney. You will not have to wait for the right thing to come along and suffer through the ROFR period if you do that, and while it means 10 more points, you'll probably be glad for those in the future too.

I inquired about this already through Disney. It would cost us about $4,000 more to do this, and it is not in our budget. So we would be going with a resale.

I did not know that once you borrow points you lose them if you have to cancel a reservation. This is a consideration as well.

So, once you borrow points to make a ressie you NEVER can get them back right?

Borrowed and/or banked points can never be returned to their use year once the reservation is made.

Say you are booking your 2010 trip and also borrow 2011 points to make the reservation. Once the reservation is made, the points are borrowed. If you cancel that reservation, you must use the 2011 points before the 2010 use year ends, but all is not lost. if you are within the 2010 banking timeframe, you can still, at least, bank the 2010 points into 2011.

Yes, and we've done that. I think more than once! ('06 & '07 pts. of course)

I sometimes have an easier time understanding calculus than understanding what all I've done with my points, and I've only got 100 points.

I wonder if having smaller amounts of points makes it more or less complicated. Dh says I can make anything complicated. So that's probably why.

You get them back, but they remain classified as borrowed points. Since they cannot be returned to their original use year, they will expire at the end of the use year they were borrowed into. If you can make a different reservation within that same use year, you can use them that way.

Keep in mind if you cancel 30 days or less prior to a vacation, the points are returned as 'holding' points, regardless if they were originally banked, regular, or borrowed points. Holding points have special restrictions on their use.

Okay, now this is making sense. So, if I have an April UY, but plan my vacation in July 2010 and then have to cancel one that I used borrowed points to plan (before that 30-day holding account window), as long as the trip is completed before April 1, 2011, correct? And, I would still also be in the window for banking 2010's points because it is before the end of November, correct?

All of this is the reason why I am going for nothing earlier than a March UY. We would prefer April or June though.
