Which dvc company to rent from

It’s interesting to read this thread which is from the renters perspective. We are owners renting out our points via David’s and we are not inundated with booking requests from them. Granted, we own at Saratoga which isn’t one of the more popular resorts, but I put a large quantity of points up for rent and would have thought that someone might like to rent one of the bigger properties over the Christmas / NY period. I seem to be getting lots of smaller points requests, which is a real pain as I’ll have to make around 8-10 bookings to get rid of the points and the money then comes in dribs and drabs. The biggest rental request so far, around 440 points, had to be cancelled as the renter hadn’t paid after the three day grace period. So if anyone is looking for a booking at Saratoga for next December / January head to David’s and hopefully they will pass it my way lol!
 
This is a misconception on renting DVC points through the brokers. There is no first come first serve basis when a waitlist exists for a resort (if no waitlist doesn't come into play). When I rent my points I'm essentially emailed the entire waitlist for the resorts I'm eligible for and simply I pick whichever rental fits my needs. So really the owners get a first come first serve at selecting a reservation to fulfill; however, the person looking to rent points is just put on a list of all rentals being seeked.
Thanks for the insight. The brokers definitely don't convey it this way from the renter's perspective, but perhaps that's their way of managing expectations.

What are the chances of finding someone with 650 points to rent in mk/Epcot resort in November/December. Seems like most likely not depending on room type? But maybe somewhere like akl?
650 points is quite a lot of points so I think it would be difficult. There are not many owners that would own that many points who also happen to have all of them available for rent. What room type/view are you trying to book? I'd add that it would be particularly difficult to book at an Epcot area resort, which is notoriously busy in November due to Food & Wine. Early December is also one of the busiest times for DVC in general. Your best bet would be at SSR or OKW, I would think. We're within the 11 month window for that timeframe now, so I would put the request in ASAP if you haven't already.

You’re correct that SSR is not in as high demand as the resorts that are more unique or near the parks. Poly and BCV are the most requested. And renters want studios far more often than any other type of villa, thus fewer points per rental. My BWV and VGF points don’t linger for more than a week when I offer them for rent.

Since SSR is so large and is the last resort to book up, renters tend to feel they don’t need to commit to a rental at 11-7 months. Why not hang on to their money and hope that something “better” opens up at 7 months when an SSR owner can book anywhere? They can always “settle” for SSR at a later date. Please don’t take this as a criticism of your home resort. It’s just how the resort is perceived, not how it actually is.

Finally, they’re your points. You don’t have to accept multiple small rental requests. You can hold out for requests that require more points. I won’t rent BWV standard view studios out because I feel owners should have them. And I tend to bypass requests for 5 in a BWV studio in favor of couples due to the wear and tear larger parties have on them. Some renters might regard this as unfair, but they’re my points. The 7-month window will be opening soon for Fall Frenzy. I think you will see a lot more requests for Oct/Nov/Dec once that window opens.

I'm a renter and I have no issues with this. I'm hoping though after our September trip my husband will finally agree to buy DVC. I'd love to be in charge of our own vacations and not worry about renting from others. I am grateful for owners that rent out points though. As an aside I know you can put five in a studio but I like more space. I can't imagine bringing more than one of my kids in a studio. Heck when we do hotel rooms we usually get multiples. I love my kids but none of us like sharing beds and I hate tripping over air mattresses on the floor.

Same here! We always get a three bed and I’d get a four bed if I could as I prefer the children to sleep on separate rooms (they sleep longer that way). As they are getting a little older (2, 4 and 5) I’m beginning to think we are not making good use of our points though so am planning to try to squeeze into a two bedroom villa the next time we come.

Don’t worry, no offence taken! I’m a bit surprised I haven’t been asked to make more reservations which are less than seven months away. I had a fairly big one for the end of March, but the renter didn’t pay so the agent asked me to cancel.

I didn’t think about numbers in rooms from a wear and tear perspective before. Will keep an eye out for that going forward.

I might try rent the points out directly on the trade / rent board. My only concern is protection of the renter causes damage. I guess I don’t have any protection at present though as I don’t think David’s takes a security deposit.

The VGF grand villa has 4 separate bedrooms if you count the media room as a bedroom (it has a door for privacy and a sleeper sofa). It’s often still available inside of 7 months but the points chart will make you choke.

And you are still limited to 12 persons plus one under the age of three.
 
I'll add my experience as a renter. Last September I listed 170 CCV points outside the 11 month window with David's for rent. After 6 weeks I had no request to rent my points.
I then was able to transfer them in several days by using the sponsor on here.
I was really surprised that unable to rent CCV points fairly quickly.
I have found that most renters are not renting until under the 7 month window as all my rentals except one have been under 7 months.

Yes, someone else suggested this to us on another thread when I enquired whether it was possible to get two interconnecting two bedrooms anywhere. You are right about the points though. That’s one of the benefits of SSR. Three beds are relatively cheap. Will try OKW next time.
 
My story has a happy ending :) Our trip is Jan 8-16, 2021 - Epcot area preferred, 8 nites

We've only rented DVC once prior, thru an owner for AKV Sav View on ebay. I would not recommend this but it worked out for us and that owner was great.

This trip I put in request/deposit on Feb 2 since our booking window opened Feb 8-9. I also checked the boards looking for owners renting BC/BW. Last week I found a owner with BW for rent but it fell through. It's been quite a roller coaster and much time invested. Trying to find points while there's still availability in high demand rooms is challenging. In the future I'd start watching the DVC boards at 12 months looking for a resort and UY that matched our dates. That could have made this process much easier. 2 days ago we changed gears and widened the net to many DVC resorts.

Just as we were giving up on BW/BC an owner was found that matched us perfectly. They had BCV points but by this point on Feb 12th a studio was only available for Jan 10-16, 21. This owner also had Poly points and was able to book us the first 2 nights Jan 8-10, 21. We love these reservations!

This experience taught us more about DVC and rentals. Flexibility is essential, especially thru a broker. It's much harder when focusing on a certain room/resort/date. We started small figuring the broker would come back with other options. That's not a good method and we should've included every acceptable room from the beginning. I also learned that DH was right and it's time to buy DVC for ourselves, lol.
