This is a misconception on renting DVC points through the brokers. There is no first come first serve basis when a waitlist exists for a resort (if no waitlist doesn't come into play). When I rent my points I'm essentially emailed the entire waitlist for the resorts I'm eligible for and simply I pick whichever rental fits my needs. So really the owners get a first come first serve at selecting a reservation to fulfill; however, the person looking to rent points is just put on a list of all rentals being seeked.
 
I will add that the waitlists (for near park resorts) are long at all major DVC rental brokers (and no matter what the broker spins it isn't really a first come first serve system). Essentially the demand for DVC rentals far far outstrips the current supply, especially when looking in the 7-11 month window. If your requested room and resort remains available to the 7 month then odds are higher that an owner would be available to book it (since SSR and OKW owners come into play at those near park resorts). However, at 7 months availability disappears quickly for the rooms people want to rent (studios) and when they want to rent (fall, spring, winter).

David's strongly encouraged me to try to rent at BCV and BWV as their waitlist for Poly tends to always be large (it might not be a first come, first served system, but if a waitlist is large, your chances of getting a room is lower).

I was fortunate to be able to rent at Poly directly with an owner at the 7 month mark. One interesting point, at the 7 month mark there was availability at Poly (and I believe there is still availability) for my entire stay, but not at BCV (not sure about BWV). But I know that people waitlisted through David's for Poly that same week as I booked still haven't been able to secure reservations. So in some cases, there is a lot of demand for rentals through brokers but a smaller supply of DVC owners renting points through them.

I waitlisted almost for three months for BCV at David's before they successfully filled my request. At one point they asked me if I would be willing to book at Poly instead. I assume they had owner at Poly looking to rent the exact amount of points my stay would have required at Poly. It all comes down to matching availability and an owner looking to rent enough points for what you are looking for while not being too far below how many points he is looking to get rid of.
 

I just got waitlisted for an October trip, but the customer service at Dave's has been phenomenal.
So if you get waitlisted, do they keep your deposit for weeks to months? If you go another route in the meantime I assume you can withdraw your request and deposit is refunded?

Yes, they keep your deposit and you can withdraw your request at anytime before they fill the request with a refund of your deposit.

One more question... I really want two deluxe AKL with sav. View. I’m guessing getting two from a broker isn’t practical since one is tough. But if I waitlist and one is found, I’d need to be sure I can get the second for cash. If they find me a match and I don’t pay the balance, they just keep the deposit and no harm no foul?

You might as well put in for two and make them contingent. AKV owners often own enough points for that booking.
 
The key seems to be flexibility and willingness to pay the extra to be sure to get what’s most important to you. DH and I booked our first DVC studio stay for our 25th anniversary for 4 nights in September. I prefer October, but really wanted to be at BWV or BCV for the Food & Wine Festival, I knew that would be tough to secure. The company I went through asked if I would consider a split stay. I said fine as long as I had 2 nights in the EPCOT area as I wanted to get the dining plan for at least part of our stay. They found 3 nights at BWV and one night at BLT. DH has always wanted to stay at the Contemporary, so it was perfect. Plus I bought dining plan for our BWV stay, and will be able to use the credits until midnight on out BLT stay. Although our 7 month window is only 3 weeks away, the $125 I would’ve saved by waiting wasn’t worth the risk of missing out on availability.

This is our first time using a broker. I thought January was an easier time of year but according to the Prediction Charts it looks like high demand continues to Feb.

We thought they'd be fine finding a match but now I'm less optimistic. The Boardwalk View is pretty cool so we'd be open to paying $600 extra if necessary to get a room. Do we have a decent chance for Standard Studio? If not, with Boardwalk View?

Your best chance IMO would be pool/garden view. We’ve had that view before and it’s not bad.
 
What are the chances of finding someone with 650 points to rent in mk/Epcot resort in November/December. Seems like most likely not depending on room type? But maybe somewhere like akl?

BWV owners book standard and Boardwalk views for themselves so probably none available for renters. You will probable get a pool/garden view if you rent.

Odds on BWV Standard are very very bad. You need someone booking at 11 month open for that.

Meanwhile, the agency undoubtedly still has people waiting on points for BWV bookings September through December. So it isn't like there are a bunch of BWV owners eagerly waiting for your request.
 
We rented for the first time this year with David's. It took awhile to convince my husband because of the uncertainty and because he likes being able to pay the trip off a little at a time booking through Disney. I booked a FD package through Disney at POFQ as our backup. I also put in a request for a Poly studio in September through David's, put the request in December. We immediately went onto the waitlist which I assumed would happen. Our request was filled a few weeks ago. I know we paid a premium because we were before the 7 month window but I'm okay with that because the cost compared to booking through Disney is minimal. I have to say the communication has been fantastic. We had one small issue which was that our son wasn't put on the reservation. They had that fixed within 24 hours.

If you would consider not being so stuck on the standard view and going for a pool/garden view I think that alone would dramatically increase your chances. The standard view is hard to get. The boardwalk view is also very hard to get.

Thanks for you knowledge. I'm kicking myself for not engaging in a board last week. We weren't 100% on our dates so missed out :(

The funny thing is we're looking to buy DVC and BW is in the top 3 of our interest so we wanted to try it out. We prefer not splitting but it actually would come in handy so I could get DDP for part of the trip instead of all 8 nites. With arriving at the end of marathon and leaving as the MLK crowds come, we've put ourselves in a harder spot than realized.
