What's up with Resales!!!!

Has anyone taken a look at TTS's website, the list of resales for sale and pending is huge!!!! Anyone care to guess why so many? this is either a good thing, like maybe they are selling and buying SSR, or a bad thing, just dumping their properties because the price is right!!
 
With somewhere between 80,000 and 100,000 members, I wouldn't be concerned about the volume unless you start seeing more than 500 for sale on that site. I think it's a good sign that the ones posted are selling quickly.
 
I really wouldn't worry about it -

* Resale listings tend to be cyclical

* 22 of the contracts are listed as pending... on occassion TS doesn't remove pending contracts quickly (I noted this when my b&sil purchased through them).

* We're getting close to the end of the year. People who have already taken their trip(s) for the year may be thinking of selling before dues statements come out in January.

I thought the same thing...people wanting to sell took that "last" trip over the summer and now want out before they have to pay for another year.

Also, DVC has been around long enough now that several families that originally bought when their children were young are getting to the "empty nest" stage and may not go to WDW enough to justify their membership (hard to believe, I know!). In their case, they are selling at a decent profit -- especially after the latest price increase instigated by DVC.
 

We're just the opposite.....empty nesters who are just now buying DVC because we love Disney! And Disney without kids is awesome! Oh it's great with kids too.....we're already hoping to take our grandchildren next fall.
 
So, here's the cycle:
Buy @ $55.00 -- Take kids.
Sell @ $75.00 -- Kids off @ college.
Buy @ $95.00 -- Take Grandkids.

The moral of the story...just hold onto those points so you won't have to kick yourselves. :teeth:
 
Disney's new higher prices create a nice market for resales. Buyers and sellers both notice this, and resales bump up for a while. It indicates that membership is highly desirable, not that there's a problem.
 
As someone who has been looking at all the resales sites since MAY for that perfect VWL lodge contract, and also sat on DVC's "waitlist" for over two months with NO luck...I can tell you (for VWL, at least)...there are NOT that many contracts out there to be had.

I even saw in a post that TTS was so desperate for listings, that they were lowering their commission on some DVC resorts. There may be a lot of listings, but for the WDW resorts...they go almost as quickly as they come up!! There are a few VWL right now...but, really this is the first time in over 2 months I have seen that number.

I saw someone complaining last week that OKW listings have been real low lately, too.

I think people's interest is being "sparked" by DVC's marketing of SSR, but then a lot of people decide to buy at another resort other than SSR for financial or emotional reasons...I know this is what I did.

But, as someone who is waiting on ROFR right now...let me say...all those listings go REALLY quickly (or, so it seems when you are trying to buy).

Especially, when you don't know if Disney will approve the contract you have. There is a nice one out there right now that I would snag, if only Disney would make up their minds on the one sitting in ROFR for us now.

So, here's the cycle:

Actually the $55/point 10 years ago would have been as costly to our budget as the $95/point is now......but we're more willing to take the plunge.

Taking the kids was awesome....I remember I cried when we had to come home after our first trip with our then 8 and 4 year olds.....16 years ago! .....but I'll be taking the grandkids is even better because you know how precious time is and you savor every moment and every new adventure with them.

Just hoping we can get this first purchase paid off in less than 10 years so we can do an add-on....I'm not sure 175 points is going to be nearly enough!
