What's up with resale Price BWV?

I was looking at ROFR that had passed this year. I recently contracted for a small contract at BWV. I tried to purchase one for several months. Recently, all the small contracts that have come on the market for BWV have been $90 and up. Quite a bit more than ones that have sold this year. Any idea why the price has increased?

I think there are two reasons.

First of all, small contracts are very much in demand and very hard to find -- the good old supply and demand explanation.

The other reason, IMHO, is that Disney tends to aggressively ROFR small contracts. Nobody's sure why, but my guess is they want to reduce the number of small contracts in their system because of administrative costs. It costs virtually the same for them to administer a 25-point account as it does a 1,000 point account.
 
I just didn't know why the price increased on small contracts in the last few months. The small ones that passed ROFR recently were serveral dollars less.
Maybe they just got lucky. Oh well, my small one will work for now. It went to ROFR last Friday. Hope it goes through. I hope it is high enough they don't take it just because it is small.

There are no stupid questions... ROFR is "Right of First Refusal" which means that EVERY contract you enter into for a DVC resale, goes to Disney first... they review the contract and if they want to match the price and terms, they can buy it (out from under you) -- so when you buy resale, it is not a 'done-deal' until Disney has a look at it and decides if they want to match the price. There is no back and forth, once Disney buys it, you cannot offer a higher price. There is a string on this board that shows what contracts sold for how much and which contracts Disney exercised their ROFR... it might help you set the price you want to offer on a property.

ROFR=Right of First Refusal. In regards to a resale contract, it means that Disney has the right to buy your contract if it wants to.

For example: let's say that you want to buy a Beach Club contract resale. Disney has the right to buy that contract out from under you. Disney has 30 days to purchase the contract. If they buy the contract, you are out of luck. If they pass on their ROFR, it's your's.

Keep in mind that Disney's ROFR only applies to resale contracts. If you decide to purchase through Disney there is no ROFR.

By the way, you shouldn't apologize for asking questions; there was a time when everyone on these boards had the same questions.
 
Having sold a few small contracts recently. I priced agressively and told the agent that for at least a month it was "take it or leave it" LOL! Sold both within hours of listing for what I wanted....... Other sellers may have figured this out too.
 
When I spoke to my guide yesterday he was teasing me about selling one of my BWV contracts. I told him that I was selling it to a freind and he looked up the record. He said he was surprised it made it through ROFR ($84 per point) because Disney has been buying back a lot of BWV lately.

LOL, no he still has not sent me my special bag o' animal poop! I think I may have to remind him of that! And what 3 contracts did you buy....do tell!

I asked him about CRV yesterday too and he said that the sign out on the construction fence says Disney Guest Suites. I am at WDW this week and am going to try and get down there to see if I can find the sign and snap a picture of it.
 
Oh no big story. Bought two within the first year. And then had to sell one to afford BWV. I'm just laughing that he makes good on my lack of brain power/decision making.

I was referring to you about CRV. I know you posted that you will for sure. Me, only in my dreams. But I'll keep dreaming and dreaming. One day. I should just be grateful. But I've become DVC greedy.

Thanks alot, Carol. I missed out on a contract a couple of months ago by 5 MINUTES! It was $5 a point less than what I just paid. Maybe, at least, Disney will refuse it.

PS I just checked to make sure you weren't the seller. LOL
