What's the deal with Poly?

We've been eyeing the market a bit and seems pricing is up overall. This is not a surprise to anyone who has been watching. We actually have interest in a few different properties but have ultimately decided that the most likely choice for us will end up being the Poly (with BLT being a close 2nd). We're going to take a look when we're on site over Christmas just to be sure but this has always been my favorite resort so it seems like a no brainer. We're also 2 adults / 0 kids and prefer studios... and the studios at the Poly are awesome.

With that said, the one thing I'm noticing is that contracts for Poly tend to not move very quickly even though the pricing is not completely ridiculous. Anyone know why that might be? Is it because of the inflated point chart? The studio or bungalow only selection? Availability at 7 months exists so owning elsewhere is preferred? Some answer in between?

I'm sure there is no one answer just looking for different opinions on this.

In my experience talking to members who have owned for 10 plus years it is the inflated point chart that doesn't excite them about the resort. For example, a studio at Old Key West for March 10th to 17th in 2018 is 99 points and at the Polynesian it is 169 or 199 points depending on the view.

It will be interesting to see all the opinions on this one.

I think you nailed it... it also doesn't help that they only have studios and bungalows. Anybody who plans to stay in a 1/2/3 bedroom is out of luck. I tend to think they will eventually add a building of 1-2 bedroom suites, I just hope they don't split it off Boulder Ridge/Copper Creek style... it should all be under one Poly umbrella.
 

No expert here, but when I was weighing my options, I kept reading that people were concerned about potential redistribution of the points charts if the bungalows weren't consistently being occupied. So, everything on your list plus the potential for point requirements to go even higher....?

I think that's valid, though I think the redistribution would be relatively light (maybe 1 point per night increase) since there are so few bungalows, and so many studios to absorb the points. If they add another building with suites, I would think they would pull some bungalow points and charge a premium for the suites. It's also possible that the bungalows are doing just fine with cash reservations and they don't see a need to make a change. Again, all conjecture at this point, not based on anything but guesswork.
 
very good question...we are in the exact same situation...and had first thought add our 25 direct points at CC...but all the studious at Poly does make it attractive to us...right now.....hmm.. I was also reading somewhere that they may do an addition to CC creek..which might sway us that way too.... I haven't heard anything about poly getting an addition though... the bungalows are ridiculously priced...nice but wow...
 
Poly resale just isn't a very good deal right now.

Poly sells for $176 direct but has discounts that take its real price down to about $160.

Contracts are being listed resale for $130-$145.

Why pay $145 for a resale when I can pay about $160 for direct and;

1: Get all perks including pre-2011 perks.

2. Get access immediately.

3. Get all 2016 points andgoing forward i.e. fully loaded.

With the exception of Aulani which is a special case, it has been standard convention that resale is typically a better deal except for resorts currently for sale.

Poly is no different.

I think you can argue any and every flaw you want for Poly. I don't think any of them explain the resale market compared to other resorts. Every resort has pros and cons.

The largest weight on Poly resale is - why? - when I can buy direct for not that much more.

Poly will sell out probably by Jan. Then it's resale market will be untethered from direct sale competition.

CC has a few more years, just started selling this spring. Poly has a cult following and people were just waiting for it to sell DVC units.
 
The real negative to us was the lack of 1 or 2 BR units as options.
 
I was wondering the same because I'm considering Poly resale. I won't be buying a big enough contract to get a discount to offset the direct price since I'm trying to do a smaller Epcot resort contract and a smaller MK resort contract.
 
Zira: You make some good points but in our specific case we would not enjoy a discount as we would buy a smaller (100pt max) contract. I'm also not sure how you would get 2016 points at this point unless only interested in Dec UY. Admittedly, I could be completely overlooking how that part of the direct buy experience works. We would be purchasing an add-on so already have the perks we need as well. The pricing is still tight but I think without the discount the pricing isn't quite as close as some may believe.

Once Poly sells out, DVD will likely raise its price to $185 like the other monorail resorts. Then $140 for Poly points resale will start to be a really good deal.

I do agree that if you already have direct perks and are looking for a small contract, there's no clear advantage to buying direct.

It's been mostly the case that for resorts currently for sale, there's no clear case to buy resale. I believe that Poly currently follows that model, but.

But.

Not for much longer. Poly will very soon be a sold out resort.
 
Another part is that people looking to buy resale are generally more informed than the customer DVC is selling to. DVC can say that yes, Poly only has studios and uber priced Bungalows but you can trade out to any other resort with 1 & 2BR's. The resale buyer is likely going in knowing that they shouldn't buy PVB if what they really want are 1 & 2BR's so the market is more limited than direct. Also, the price has to be enough lower than direct to be appealing to resale buyers otherwise if one want the Poly and it's a negligible difference it's just easiest to go direct.

We love the Poly studios. They have by far the largest square footage, and the two separate showers are great. Location, with monorail service to both MK and EP are hard to beat, as well.

Out of the 3 monorail resorts, the POLY is my least favorite, especially because of the point chart. For the same points I'd much rather stay at the VGF and for less points I like BLT and the ability to walk to MK.

The other annoying thing with the POLY is that when it's raining out you can't get to the main building without getting wet.

We've stayed at the POLY once, and while the lake view was nice, I'll only be staying there again if I can't get VGF or BLT.
 
I think it is the small spread between resale and direct pricing. Not enough savings to be with the hassle of resale.
 
My wife and I eagerly awaited the Poly's DVC offering, as that was "our" WDW resort (we've stayed there like 20 times). But, once they announced which buildings were going to be DVC, and we saw the point chart and the price per point, we chose to buy at BLT.

We had hoped they'd choose the side of the Poly towards the Luau to build DVC. It's quieter over there and easier to "isolate" from the rest of the resort. However, they chose to build by TTC, which was not a location my wife and I ever wanted to stay (Ferry boat horns, lack of views, etc...).

The points required for a night in a studio were so much higher, and the cost per point so much more than other resorts on our "short list", that we just couldn't make the math work for us, especially after considering the less-than-personally-desired longhouse location.
