What price would you definitely be a buyer at?

Interesting thread, brings out some personal bias......I think under $100 most resorts come under some sort of consideration, I own at AKV and when I first looked into resale I couldn’t work out why the prices were lower than BCV, BWV and similar to SSR. I was pleasantly surprised

RVA: $40

I only listed resorts I would actually buy. I think the resale prices are high at all resorts over the last few years. I would love to buy more points. Prices have doubled since we bought 9 years ago. My salary didn't double in that time frame.
 
wha! BWV at $58 equates to a standard studio for NYE at $200. Show me where in the world I can stay for $200 during NYE that close to a major amenity. Surely it’s worth more than that?
Of course it is. A DVC resort vacation is not a commodity. The formula only considers cost and assumes there is no difference between resorts. It makes no adjustment for location, transportation options, unique features, emotional pull, popularity, size, etc.

Interesting way to look at it, but for many of us, cost is not the only factor, and not even the most important one!

So what I’m seeing here is basically no one on this thread (which ironically enough is on a DVC purchase thread) is going to buy a DVC contract again unless the market drops by 50% because most of the values being thrown out here except for a few are crazy low and not even remotely realistic.
 
We have all the points we want (all AKL) so it would take an incredible deal for us to buy anymore. I personally really like BLT and my wife really likes VGF... I think if either of those came up sub $100 we would likely try and grab them...
 
My first contract for 200pts at SSR is closing right now. I was seriously looking at AKV, BLT and even AUL at the time as well. If I was turning back the clock for that purchase, here were the prices I would have jumped on

SSR $92 (Can't say I would not buy at this price if I already did!)
BLT $120
AKV $92
AUL $75

These prices would have made me rethink my “Top 4”

BCV $90
BWV $80
VGF $100
PVB $110
CCV $100
BRV $70

HHI or VB $10

MF’s are a lot of my calculation. I am uncertain of my potential to plan 11 months out, and with the dietary restrictions in our family we prefer 1BR accommodations. During this spring we were looking for AVK contracts, but we happened to start looking right as AKV contracts kind of dried up for a couple months. SSR had a wider variety of contracts so we decided that UY, points and lower MF trumped location. Also that if a few years down the road we really WANT AKV or BLT, we could take a longer time seeking out a contract (We wanted DVC for a trip in Spring 2021)
 
Resorts that I’d actually buy at:

BCV: $120 (not enough useful life left)
BLT: $135
PVB: $110 (lack of 1/2 BR confuses me)
OKW(E): $110
SSR: $85
RIV: $50

To me the RIV is a double whammy of an extremely aggressive point chart and the ability to ONLY stay there. I’m amazed that any RIV contracts have sold on the secondary market.
 
The funny thing about this thread is that a lot of the prices for the resorts could have been had back in 2015-2016, just shows you how much DVC has inflated their prices and caused the resale market to follow along. I got a fully loaded AKV 110 point contract for $90/point back in 2016.

a 10% price increase for most things over 4-5 years is not unusual. Of course less time on contract should be a negative pressure on DVC value as well. (In the ROFR Thread many AKV's are going in the Low 100's - a bit more than 10%, but I am rounding here..)

Well I just closed on a $120 poly so no interest in adding more unless it’s really cheap

My response is challenging, because I only want to add on small contracts - ideally 50 points at a time. So keep that in mind when I list prices. I recognize these probably aren’t realistic but you did ask at what price I’d jump:

AUL - $80. $90 if subsidized dues.
AKL - $98
BCV - $100
BLT - $90
BRV - $80
BWV - $90
CCV - $125
GCV - $210
HHI - $50
OKW - $65
PBV - $100
RIV - $65
SSR - $80
VBR - $45. $60 if subsidized dues.
VGF - $75 (this is partly because I’m not interested at owning at VGF due to high point chart and just not being my favorite resort. However I’d reconsider at this price)

I own at BRV, CCV, AKL, which are our favorites.
We also have bought a 100pts at SSR which closed mid-July but still isn’t appearing yet. These are for SAP and to help us snag a Treehouse Villa at 11 months for holidays when visiting with friends/family.

I’m interested in an Aulani subsidized contract for SAP, and also for Poly - we like the Poly and so wouldn’t mind the priority window for Fall Frenzy split stays, and for SAP otherwise. Challenge is those Poly point charts are high. And I love those CCV cabins so SAP points are key!

I also would really love an Epcot/HS Resort for F&W. I love BCV the most but OMG the current resale prices! If the contract expiration was 2060, I’d be fine with it. But ~$150 for a 2042 Resort is *insane.*. We enjoyed BW, but we’d want a lower price.

We actually like the look of RIV, it’s location, and the Skyliner, but I really like 1BRs and can’t get over the high point chart + dues. I worry that it won’t hold resale value but that matters less to me than the point chart + dues. Though I confess as time goes on, I do think more and more about maybe buying a small direct contract just to be able to book a few nights for F&W (if we go to F&W we like to split stay - close to MK for a few nights for MNSSHP and then close to Epcot for F&W). My husband points out that we don’t need a full kitchen when we do F&W since we’re dining out, and that our guide told us we could rewrite our CCV direct contract we purchased in June because it hasn’t closed yet to add on RIV points. 64 points would get us to another discount, which means we’d effectively only pay $136.56/point and I confess I’m tempted! Except, those dues!
 
I currently either own or am in ROFR for the resorts I love (VGC, BCV, CCV, and BLT). I have no interest in adding anything else. That being said, I was still incredibly tempted to grab the 160 pt March UY subsidized Aulani contract listed on Fidelity at $85/point this past week! I decided against adding what I don’t need/really want, and it of course was gone quickly!
 
Curious what people would say back in January vs now

I would have paid more for my BWV contract back in January, not much more. Ended up at $115 at the beginning of May. I might have paid $110 if I were buying it today. There weren't as many BWV at 150 points available from March-April. I don't regret what we paid. May not make out like a bandit, but I know we will enjoy more trips, especially during the Epcot festivals, than we would have otherwise done.
 
Only resort I will be giving consideration to in the future is BRV which if I could scoop up 100 pts at the $85 - $90 range would be terrific.

Already own at PVB, AKV and in rofr for BWV at the moment.
