What is different if I buy resale???

I have been trying to do my homework and wonder if once you buy resale points if anything is different in Disney's eyes?

Do you still get welcomed as a new member the same as if you signed up directly?

Do you get a copy of their contract, the same as if you signed up directly?

Any help is appreciated?
 
The main difference is that you won't have immediate use of the points. You will have to wait for about a week following the closing to use the points instead of right away with Disney. You also will have to worry about ROFR and you won't have access to Disney's financing. All the rest is the same. They will even say "Welcome Home" to you.

The only thing that is possibly different is the price. Your membership is the same as anyone else, just that you are not buying direct from Disney and therefore can't use their financing. You need to be aware though, that if the offering price is too low, Disney might excersise it's Right Of First Refusal and could buy back the contract for the same amount you are offering to pay. Then they can offer those points as add-on resales to members.

main difference I see is with Disney new buyer has only 1 choice- SSR. With resale you have more choices. Both have pros and cons- you have to decide which is best for you.

I just bought re-sale through The TimeshareStore. they are a DIS sponsor. They have a great website that can answer a lot of your questions. I just started escrow last week so I don't know if I have made it through ROFR yet so who knows if this will work out. We paid a fair price I believe. The seller is also paying our closing costs. You might get a lot of info from their website. Good luck! We are thilled with our purchase.

Once you buy resale points, nothing is different in Disney's eyes.

As mentioned, prior to the purchase being finalized, there are some minor differences in ability to use points (this is simply because you leave Dsiney having closed on your contract, and with a resale you must work with the mail system.) You will get copies of your deed and all contracts, and you will be welcomed home just as often and enthusiastically as Disney purchasers (which is to say, often sometimes and not at all others!)

You would be able to buy sold-out resorts directly from Disney if points are avaialble (I bought my Hilton Head points this way) but the previous poster is right in that resales are often cheaper, even with closing costs, and the selection is wider.

This is simply not true.

You can buy direct from Disney at any resort, if points are available. The only one which currently looks hard to get is BCV.

Depending on the resort, you may save money buying resale. Disney's price for sold-out resorts (those other than SSR) is $89 per point with no incentives, but also with no closing costs. You still have to buy a minimum 150 point contract if you are not already a DVC owner.

Read the whole thing; there is some good information throughout the thread.

Whether you buy direct or resale, you need to spend quite a bit of time researching all of the ins and outs of DVC. There are many options, but no "one-size-fits-all" answer.
 
Just to chime in...the CM's at WDW have no idea whether you purchased through Disney or resale. So they will treat you the same as they would treat any other member.

We bought one contract through Disney, and one through resale. Even I can't remember when I'm using one contracts points or the other, so I'm sure the CM's don't know either! :)

I would not hesitate to purchase either way, depending on where you want to buy and what your preferences are.

To me, in addition to the money, the biggest thing with resale is number of points and "condition" of the points. Buying through Disney you can name the exact number of points you want to buy, minimum 150. If you want 217 points, you can buy that. And once you buy, you can start using them quickly.

With a resale, you have to purchase whatever the contract number of points is available. True, there are a lot of contracts with varying points, but you have to choose from among them rather than naming your specific number of points. Also, the "condition" of the points on resale contracts is all over the place.

Some contracts have used up all of this year's points. Some contracts have used up this year and next year's points too (by borrowing). Other contracts have a bunch of points available now since the owner banked points from last year. Also, you have to see if the points available now can be banked or if they must be quickly used or lost.

So resale takes a lot more research, and figuring out a good price for the contract. But it can be well worth it in financial savings.

You can buy other resorts straight through Disney.

However, if you are buying a a good amount of points (50 or more) you probably will do better money wise to buy from resale IMHO.
 
I think if you only buy a few points it is better to buy from Disney because the closing costs on a resale bring the per point cost much higher. With Disney there are no closing costs. If you buy a lot of points resale the closing costs are distributed between many more points and it does not bring the per point cost up that much more. Closing costs are more, of course, for more points but the basic costs of closing are the same, before the cost per point for closing is added.

For example (please realize these numbers are bogus - just for example). If you buy 50 points resale you may pay $400 in closing costs. If you divide that by 50 points that brings the per point cost way up. If you buy 250 points your closing costs might be $500 which when divided by 250 adds a much smaller cost per point.

I have bought contracts both ways and as mentiioned earlier, after closing there is no difference at all.
