What about point increases??

We are thinking of adding on, and are pleasantly surprised that GFV points aren't outrageous for studios. BUT, what's the likelihood that points will stay comparable? Is there are guaranteed rate increase? So we know that a studio won't be double what it is now in a few years? Can that happen?

The total number of points for a given resort has to stay the same. So if they raise point costs for studios, the cost for the other size villas would have to fall to compensate.
 
Disney cannot increase the total number of points per year for the resort. What they can and will do, is change the points for different dates or days of the week, and change the points per room category.

For example, they could raise the points for studios all the time, but then they'd have to lower them for a different room size commensurately. Raise points for spring break, lower them some other time of the year. Raise points for weekends, lower them for weekdays. And on and on.

What Florida law requires is that the total number of points to use the entire resort for the whole year does not increase year by year. The only mechanism Disney has to increase the total resort points is building an addition, and then adding the points from the addition to the resort's total- which they did with the treehouses at SSR.

So yes, the studio points could go up. Could they double- very doubtful because that would mean some other room size category would get a while lot cheaper to keep the total points stable.

I didn't pay much attention when the tree house villas increased... now I wish I had! How much did they go up and others go down? Was it spread out (those going down) to compensate for the increase?

I have never heard this! Is this true for every year? The point totals will remain the same but maybe the spread will change? Interesting.

They did a reallocation for all the resorts in 2010 & 2011 I believe (or 2011 & 2012?). Weekends went down, weekdays went up in most cases. Too many people were booking Sunday to Thursday, too many empty rooms Friday and Saturday.

This is exactly what the guide told us last month.

Points will not change, that's what one of the direct sales pitch they use. So no matter what over the period of time points remain the same but MF goes up to compensate some price increases. As others have suggested, disney can do little manipulation on distribution of points.

Yeah, it's a nice little trick. The number of points won't go up, but the price per point goes up every year. This means that technically speaking, the room gets more expensive every year. But we see the points charts remain fairly static and it looks appealing.

The treehouses increased about 15% year round. Since the other SSR units greatly outnumber the THVs, the offsetting decrease in the other units was hardly noticeable, like a handful of points per week, and even less for studios.

If I am understanding your post correctly, this is the exact reason why you here the phrase 'I wish I would have bought sooner....' so frequently.

Well yes, and no. I wasn't clear in my post but I meant that the maintenance fees per point every year. So a BWV standard studio that cost $56.20 per night last year in maintenance fees now costs $58.40 per night. Not a huge difference, but it is an escalation in price even though the number of points needed remained the same.

But your point is also well taken. Relative to the value of the dollar in each respective time period, DVC is more expensive today than it was, say in 1996 when BWV opened. If prices held true to inflation, BWV should be priced somewhere around $95 per point today. Clearly it isn't. As with most things of this nature, getting in on the ground floor is usually a good thing.

Ahh, OK - gotcha. And yes, I totally agree about the MF's. We have only been members for just over a year, but just from going through one increase already (we own at AKV... ouch...) and by looking at past MF's charts - who knows how much it will increase.

I guess I should feel happy to get in when it was "only" $130pp point (and we got the 20 "free" points..... not really sure how to figure out price pp because of those), but sincerely wishing I knew about DVC when it was under $100 pp.

To be fair... I was only 9 years old in 1992. ;) So, I can't blame myself too much. We bought in just about as soon as we possibly could have minus about 3-4 years. I don't think the prices skyrocketed *too much* between 2008 (when we honeymooned in WDW and fell in love with it) -2012 (when we purchased)

ETA: Looks like prices for AKV were $112 pp in 2009 when we first looked at buying. For me to end up with the 120 I have now, it would have been $13,440. When I purchased in 2012 it was $130 pp and only charged me for 100 points, which cost me $13,000. So, unless I am fooling myself or working the numbers to my advantage somehow I got a better deal by waiting. Go me.

Actually there have been three major (and some minor) adjustments in points over 20 years of DVC, the last of these happened in 2011:
Went from having enough points back in '93 to stay 27 nights per year to only being able to stay 22 nights per year.

I'm curious how this worked. Is this because you travel at the same time every year? I thought if they raised somewhere, they had to lower somewhere else? Confused how you went from 27 to 22.

They would have lowered some other nights or villas, but it might not impact the poster if they didn't go on those lowered dates or book those lowered villas. Some other owner reaped the benefit. It doesn't always mean that you always travel on the same dates every year (although that is one possibility). Or the poster liked to stay Sunday-Thursday and not weekends and now those nights are higher.
