Includes County Comptroller Deeds from 3/1/25 - 11/25 (11/21/25-11/30/25 are not proofed and I have not performed a second pass on my 11/25/25 data).

This data reflects all deeds I find on the Comptroller website. When duplicate contract numbers occur, I use the most recent filed one. (It's rare, but it does happen where multiple deeds on the comptroller have the exact same contract number, which means only one is valid).

I'm working my way backwards through past months. Going to take a very long time. I am hoping to add one past month while adding a new month.

NOTE: it's a very manual process, eye the data from county comptroller, enter into SQL tables.
Tracking every deed showing up on the county website.

This post will be updated as I get through additional months. This will be a single location to see how different resorts do month by month.

For comparison, here is what the data looks like when using the Executed On (Palm Tree) Date from the deeds. I consider this to be a more reliable indication of when someone purchased because it should be the date they agreed to purchase.

For example, someone who makes deposit/payments over 60 days would sign, then make payments over 60 days. After the final 60 day payment, Disney then considers that part complete. There will be a roughly 10-17 day delay from that point before it shows up on the county comptroller website.

Because comptroller deeds have Executed On Dates from earlier, expect this data to be updated months after a given date. I have seen over 100 days between a Comptroller Deed date and the Executed On Date. If memory serves me correctly back when BLT was originally on sale, there was a deed with more than a six month difference.
Earlier this year, it was common for Disney to allow 90 day delayed payments. Since ~April, they changed to a 60 day delayed payment (some extremely rare exceptions have occurred).

ROFR & foreclosures are definitely their point washing program….
 
I guess incentives really do matter
With incentives there seem to be two periods they benefit.

  1. When they first start getting better, increase at those resorts.
  2. Then, when they are about to expire people buy to lock in the price. Example, look at PVB July data (second post above) using the executed on date.
Caveat, not sure how to know whether guides were told to try to sell a specific resort or if they emphasize resorts based on incentives.

I have no idea how they decide that. When we first went on a tour they were pushing CFW. That was in January. When we went in September it was 100% Poly. I wonder if they get a bigger bonus to sell CFW 🤔

When I’ve had commissions based jobs, the commission would change every few months based on what was being pushed by corporate at the time. I don’t know if DVC works that way, but maybe? I sort of doubt it. They probably were just trying to size up what kind of buyer you are and where they felt you might be most likely to buy.

I guess the lesbian camping stereotype is alive and well 🤣🤣 JK lol!
 
I mean, Subaru went after that market and it definitely succeeded!
My wife loves camping.... 🤣 I just showed her a picture of a Subaru and asked her if she liked it and she said no. She said Jeep is her favorite, which i said she still falls within the stereotype 🤣🤣

Me, on the other hand, ill take a Mercedes and the Grand Floridian please 🤣🤣
