Waiting for DISNEYLAND HOTEL DVC Thread (see post 1 for updates)

just because I am seeing so many VGC contracts go up for sale right now, What do you guys think the buy in price is going to be at the new DL tower? just for fun as obviously none of us know!
This question doesn't exactly keep me up at night, but I have been pondering it A LOT.

I stay at the Grand for the first time last week taking advantage of the winter Magic Key deal. Was hoping it would persuade me not to keep looking for a VGC contract, but I loved everything about actually staying there. My only hang up was that I think I prefer the updated hotel rooms to the current villas (knowing they'll be updated soon enough). It's just hard to swallow all those room taxes and parking fees compared to staying DVC.

Now I go back and forth: do I "waste" a few more years waiting to buy DLT direct (for potentially significantly less than $300/point?) and hope I actually enjoy the experience there (I like the look of the rooms, but have never stayed at the Disneyland Hotel)...or splurge for a known entity?! FWIW, I'm a local with CCV points...I could always try to scrape something together at 7 months but the allure of planning getaways at the 11 month window is just so strong!
 
RIV is $207 a point right now, so I’ll guess maybe $230 a point by the time they are selling the DL tower. I think the rooms will also be a lot of points per night though.

My guess is somewhere around the $300 mark, to start. I know VGC is way above that for direct (which doesn't exist right now)
$310 isn't 'way above' $300, but since 'doesn't exist right now' it is utterly meaningless and could be listed at $10 or $3000 per point direct...

I think the rooms will be on par with VGC or even below in points. VGC has the better location and is more luxurious. However, Disney understands the pent up demand so perhaps they won't care and gouge us anyway
 

I absolutely hope I’m wrong but I feel like this is A LOT of optimistic hopeful speculation. Zero chance it’s under $250 and $300 (maybe $295 to look better on paper) seem more likely than the not.

Assuming you’re asking about Grand Californian Villas there are better suited threads for that question but the answer is highly unlikely. Reservations in nearly all categories are extremely difficult to get at the 7 month mark. If you are asking about the new still nowhere near completed Disneyland Hotel version of DVC who knows, it will be bigger (in terms of more (all) DVC rooms) so maybe some 7 month reservations eventually but nowhere more than in California does the DVC adage of own where you want to stay applies.
 
I absolutely hope I’m wrong but I feel like this is A LOT of optimistic hopeful speculation. Zero chance it’s under $250 and $300 (maybe $295 to look better on paper) seem more likely than the not.

I am wondering if they would make points for one resort significantly higher than another resort though. Right now both Aulani and Riviera are $207, even though there is greater demand for Riviera. By the time the Disneyland Hotel tower goes on sale, they will probably still have inventory for RIV and AUL, so would they really price one way above the others? They won’t be able to sell the others for $295.

There are 11 DVC resorts at Walt Disney World totaling THOUSANDS of rooms. At Disneyland there is 1 with about 50 rooms. So even a 300+ room addition is a tiny fraction of supply compared to WDW. 11 resorts, thousands of rooms and you still can't reservations at most of them unless it's right at 7 months so absolutely there is demand for a premium on 2 resorts, a few hundred resorts. Using pricing at WDW to try and draw conclusions on Disneyland pricing is like comparing apples to washing machines. The only potential fair comparison is secondary market and the rare not really for sale but we have some inventory direct from Disney at GCV. Both around and often over $300 now. A year from now, supply chain issues, inflation costs driving the total project cost sky high, $300 may seem like a bargain.
And also, and perhaps even more importantly, greed.
Again, I really hope I'm wrong but logic tells you $300 is WAY more likely than the $250 I see hopeful future owners wishing for (aka predicting) on the boards.
 
Well the other indicators will be
1) VGF pricing - they could easily jack that up but will they? And yes I get that it (probably) won’t have restrictions but it’s also less years left on the deed.
2) Disney for all the reasons just listed could have put a huge premium when they originally sold VGC which they didn’t. Of course yes they now Know there is demand but don’t you think they assumed there would be much more demand than there initially was when they opened VGC?

Looking forward to seeing all the mysteries revealed. All speculation for now - which it’s fun to speculate and I suppose plan for the highest priced and be delighted if it’s lower.
 
I am aware that the Disneyland hotel with a small amount of rooms will be in high demand, but they may still price it similar to the other resorts so it looks like they are all equal in quality to the customer. They could price all the current resorts at $230 a point and then just have the rooms at the Disneyland hotel tower be a huge amount of points per night, so in the end they make the same amount as if it was $300 a point but less points per night.
 
As has been said, all fun (or scary) speculation at this point but there is zero chance it will be $230. They will do both - very expensive per point, very point heavy per night. I'm sure I sound cynical but the last several years has done that to a lot of people. Rising costs while lowering quality not just within DVC put across most aspects of Disney Parks and Resorts.

They did think there would be much more demand for VGC when they built it ... then the Great Recession of '08 happened, and all bets went out the window, they were having trouble unloading AKV points at the time. I bought in mid-'08, in June, as soon as I could fly over from my island since legally they couldn't do the transaction remote due to Hawaii/California timeshare laws and Aulani didn't exist yet. At the time my guide was surprised that they weren't anywhere near selling out (I think they started selling in March? Sometime in the early Spring.) They were expecting to be sold out in under a year, and it took a little over two, since when I wanted my second contract in late '10, they had just run out of points.
The market for just about everything has become a lot less predictable the last few years, as people seem to want more things than experiences, so inflation has affected the travel sector differently.

Me too. I think they'll price it wherever the other properties are at and "discount" it if they need to move more points. I think technically the price was supposed to be $115/pt direct when I bought VGC in '08 but with the current special they were running I got my original contract for $96/pt. Which makes the idea of $250/pt (or more!) really hard to swallow ... :rolleyes:

I know exactly how you feel. Ironically we purchased VGC, without ever even staying there but the rack rate for rooms was so outrageous that we could never justify it, especially when considering the things you mentioned like parking etc.

I was able to purchase 160 pts at VGC but I really would like around 100 more so that all of our trips can be on property. I keep debating if the DLT will be cheap enough that I can purchase my ideal number of points which would be 130. My thought is that if the price is under $230.00 a point at DLT then I will buy there but some posters have got me worried it will be around the 300.00 mark and I would have been better off buying a 100 pt VGC resale. I do love the disneyland hotel and the waterslides are a definite bonus for my kids so being so close is great but the on property dining at the DLT is not great and utilize on site dining often.

I can't imagine that the new DLT goes for MORE than the VGC resales but I guess anything can happen, the waiting is painful though

you are making me think I should just be buying another VGC resale contract instead of waiting for DLT.....certainly if the DLT goes for nearly $300 a point I can only imagine that all the resale contracts at VGC hovering around 300 will go up....or am i not seeing the big picture?

I am hopeful that the $300.00 price point will offer a few bonuses, although it hasn't been disney fashion to offer us more for less lately.

I expect no additional perks. They have the demand to sell it without it so why offer more is probably how Disney thinks.

wow! so much progress! I am trying to book my next trip at disneyland hotel but the parks have looked really busy. thank you for the progress picture! Getting more excited by the day!
