Waiting for DISNEYLAND HOTEL DVC Thread (see post 1 for updates)

Ok, I did a search on Founders and I read about some folks at AUL, AKL and BLT being acknowledged as the first DVC Owners there. Did DVC do anything for the first buyers at Riviera?

The Founders gifts happened with AKV, BLT, VGC and AUL but ended after that I believe. We have a very nice framed print of GC for our founders gift. All the others were name plates somewhere at the resort. The courtyard fountain at BLT, in the Library at Kidani (and I believe the AKV buyers also got their own copy of that? And at Aulani the names are on a big rock as you head out to the beach.

I don't have info for Riviera, but for VGC, the major perk of Founder status was the early buy-in period, even ahead of existing DVC owners. Back then, to qualify for Founder status, one had to have already purchased a contract with a DVC guide at Disneyland. I was so worried that the points would sell out really quickly that I made a special trip to Disneyland to purchase an SSR contract to attain Founder status since my first contract (BCV) was from resale and wouldn't qualify. The idea was to reward West Coast DVCers who had been waiting a long time for a West Coast DVC resort so they were allowed first dibs with a cap of 160 points. Another benefit was that we could split the points however we wanted--I asked my 150 points to be split into three 50-point contracts with an eye to resale if we ever grew tired of Disney. I did sell one of the 50-point contracts 6 years ago not because we didn't want to go to Disney anymore, but because we couldn't plan that far out to secure our rooms. What ended up happening was that I would almost always be able to score a one-bedroom within a 3- to 4-month window by stalking, in which case we don't really need to use VGC points. And if I couldn't find any availability, I would use points to book a room at either Disneyland Hotel or Paradise Pier Hotel since the resort booking fee is waived for DL hotels and again, this can be done with any DVC points.

For DLT I wonder if they would come up with something to entice frequent DL visitors knowledgeable about DVC to act quickly on perceived advantage(s).

Once upon a time, a long time ago in a galaxy far, far away, that was a viable alternative. Nowadays that is a bad idea. Bad, bad, bad! The hotels value DVC at $10/point so right now hotel rooms are going for around 60 points per night. AND you have to pay for parking. AND you can't change your mind because the points have moved from the DVC branch to the hotel branch and are no longer available to you.

I haven't checked the points chart lately, but you're probably right that point requirement has gone up. I remember I was able to use between 30 - 40 points a night to stay at DLH and we usually only stay 2 nights max. I think you can still change your mind in terms of rescheduling...just that reservation points cannot be converted back to DVC points. I did it usually for last-minute reservations after having no success stalking. That said, the last time I checked, June at the Grand was over $900 before taxes and fees (easily another 15%) a night, so I'd posit that if I had banked/expiring points (DL hotels exempted from Rule of 4), using points for a DLR hotel room last minute could still make sense.
 

the point matching thing is so wild! i know someone who bought it to VGC when it first began and she said they have 900 points because they would constantly buy 100 to get 100 free. feels like the demand is so high for DVC there really aren't any perks at all to drive up demand.

How is the noise level at the pool, and in your room, during the day?

for the life of me I can’t get these pics to post right side up LOL

I was in frontier tower on the 4th floor and personally I never noticed the sound. At the pool I could hear a jackhammer going (not really sure where that was coming from because I couldn’t see it from the window) overall I hardly noticed It, outside of the giant blue wall on the way into the lobby and less seating around the pool but they were working quickly as you can see. Prices are really good right now so I really can’t complain. $340 for premium view!
 
just because I am seeing so many VGC contracts go up for sale right now, What do you guys think the buy in price is going to be at the new DL tower? just for fun as obviously none of us know!

i think the same owner put a bunch all at the same time. smaller ones at sponsor and big ones at another broker.

you noticed all those little 100 pt contracts too lol it

It just always gets my brain thinking, am i better off waiting for a new contract hopefully for less money but while I know DLT wont be cheap I have a hard time seeing it go above $280.00

I noticed the same thing, and there was a big "dump" of listings all on the same day. I wonder how they are selling? I haven't followed up to see if any pending.

My guess is somewhere around the $300 mark, to start. I know VGC is way above that for direct (which doesn't exist right now), but there are more Villas/points in this project, and they will want to get some traction/demand going. They can always raise them soon after, right?

Either that, or they go higher and start with incentives that can be withdrawn probably faster/easier than raising the price.

Above all, I think they want to avoid lowering the price if sales are slow. Better to create demand and raise.
